It's in the eyes of the buyer - isn't it? I helped a young couple with a newborn get into contract on a house that was clearly a flip, and still needed more work. The seller was willing to do a new roof prior to closing, we had inspections set - it seemed as though it was a go.   And, then this came up:     I didn't see any evidence of a cemetery, and neither did the buyers when we were at the property, FYI.  Now, I've had prior buyers actually PREFER to be on cemetery location: let's face it, it will be quiet at night, and no loud parties, right? And, the listing agent pointed out that it would never be built on and adds to the property versus being a negative. Jacksonville Veterans Memorial Arena It is a fitting name for a city whose military presence boasts two Naval facilities - Jacksonville Naval Air Station and Mayport Naval Station, and once boasted three, the now-closed Cecil Field Naval Air Station. The Sun-Ray Cinema in Riverside, formerly known as Riverside Theater and 5 Points Theatre, is a very special and historic place. It was the first theatre in the state of Florida equipped to show talking pictures, opening in March 1927, and designed by noted architect Roy Benjamin. The Jazz Singer , released in 1927, is widely considered "the first talking picture" even though 75% of it was silent and only the singing was synchronized. A lot of Vets and current Military homeowners are taking advantage of the low mortgage interest rates.  Mortgage interest rates are actually near all time lows again as we start 2015.  VA ( through approved VA lenders in Duval County) offer a program known as the Interest Rate Reduction Refinancing Loan, or IRRRL for short.  The VA IRRRL program allows Jacksonville homeowners who already have a VA loan to refinance to a new loan with lower interest rates without all the paperwork associated with a normal refinance.  The IRRRL refinancing doesn't require homeowners to produce their certificate of eligibility (COE) which borrowers had to provide to get their original VA loan.
