That time of year again!  Sunny and the smell of Turkey, yellowtail, grouper, snook, stone crabs and florida lobster.  Yes, we may add a key lime pie to the pecan and apple pie selections. After the game the football die hards are free to watch the games, but the rest of us may go for a reef dive,  on one of many beautiful coral reefs,  to select from.  Being a native, this is the time of year, I actually wear my wet suit, in the water.  The temperature will be 81, but the water starts getting cool to me! (Most would say it is bath water).  This is also the official start of the "season" when the lucky snow birds can stay in the keys for a day, two, three or forever!  With the price of the Florida Keys homes at a realistic dream, NOW IS THE TIME TO BUY!  To be one of the lucky ones emai...

Using a home as a rentalRenting your home out as a seasonal(vacation rental)or long term.Long term renters are easy to find as there is a shortage of homes for rent. So, if you want to buy something for retirement or a vacation home and rent it out to help your payments-this is typically the easiest way. (Long term rentals are considered to be anything over 6 months, as the tenants don't pay the 11.5% Florida tax)• Generally long term rentals should be unfurnished.• Initially we do a credit check before submitting a lease to you, then with your approval of the lease, we collect the first and last months rent plus a security deposit which is typically a months rental amount. We are very proactive in this area and I assure you the home is handled professionally.• As to utilities- The tena...

Islamorada in the Upper Florida Keys is known to many as the Sport Fishing Capital of The World. With the warm waters of the gulf stream just a few miles offshore the clear water is fantastic for sportfishing, flats fishing, fly fishing, backcountry fishing, kayaking, snorkeling and scuba diving. This might be the only place on Earth where it is possible to catch a sailfish in the morning, and then venture into the backcountry in pursuit of bonefish, permit, tarpon, snook and redfish the same day.

Located southwest of Key Largo on Upper Matecumbe Key, Islamorada (pronounced EYE-la-mor-AH-da) is the self-proclaimed "Sportfishing Capital of the World". People who visit here take their fishing seriously, and Islamorada fulfills its promise of excellent angling with the largest concentration of charter fishing boats in the entire island chain. Now one of the largest towns in the Keys, Islamorada offers a number of attractions in addition to fabulous fishing. You can explore the wreckage of the Dutch-built ship San Pedro (located in 18-feet of water about 1.25 nautical miles south of Indian Key) or the Underwater Coral Gardens of both Upper / Lower Matecumbe Keys. Hundreds of years ago, Spanish explorers sailed by Islamorada, saw the purple hue of its coastline (from the lavender shel...

It's that time of year when the kids are out of school and the parents are looking for activities to keep them occupied. If the number of campers and boats being towed are any indication, many families are taking advantage of the mid-week Fourth of July holiday and heading to our little chain of islands for a summer vacation. While the obvious attraction is the blue, green and clear water that surrounds us, there are some other area attractions that can provide for a good distraction from days of fishing and snorkeling. At Robbie's Marina on the bayside located at approximately mile marker 77.5, you can feed Tarpon. Locals and visitors have been going to the marina for over twenty years to buy a bucket of fish to hand feed the tarpon that surround the docks there. Just be careful, the f...

We have all heard time and time again - staging is everything. Prospective buyers want to see a HOUSE not a trophy collection, beanie baby collection, furniture collection, etc. Presentation is everything and could determine how long a house sits on the market. So, make sure the first impression gets the buyer's attention and then draws them inside the house. It is not called "curb appeal" for nothing. Make sure landscaping is maintained - pull those weeds, mow the grass, or rake the pearock, place trash bins out of sight, sweep the landing, and put out a fresh "Welcome" mat. Inside the house highlight its' best features - if the view out the sliding glass doors toward the canal is awesome, make sure the window is clean and free of obstructions;        If the kitchen has beautiful grani...

This weekend in the Upper Keys area there will be ceremonies on Monday, Memorial Day, to remember and honor the fallen heros of America's Armed Forces as well as those currently serving overseas and at home. I encourage you to attend them if you can. At 9:00am there is a flag ceremony at the Hurricane Monument in Islamorada and then at 11:00am there is a flag ceremony with wreath and prayer service at the TIB Bank in Key Largo.        The winds are expected to be blowing, so it does not look like a good weekend for boating - but if kite-boarding is up your alley the weather should be great for it!  If you are looking for something to do on Saturday, May 26th, there is an open house from 2:00pm to 4:00pm at my listing on 205 Ocean Drive - this canal front property is absolutely w...

What makes a House a Home - A warm embrace with a kiss on the cheek to say hello and to welcome family/friends after a day at work or school, dinner at the table talking about the events of the day, movie night, playing board/card games at the same table where dinner is served, helping with homework, snuggling on the couch while watching old movies, listening to the sound of rain on the rooftop, celebrating life's accomplishments, relaxing by the pool, sitting on the deck overlooking the water watching the boats go by, tucking a child into bed, the telling of bedtime stories, the smell of fresh baked cookies and passing down family recipes to the next generation, discipline, - A House becomes a Home when it is filled with love, commitment and caring.  Click here to find out what others ...
