Last Friday we took a 3 hour drive from our home in Port St. Lucie to Islamorada in the Florida Keys.  I have never been to the Keys.I love fresh shrimp which, surprisingly, I have a hard time finding in our part of Florida.  In Islamorada we found a local market with today's catch.  We bought several pounds to bring back home.  Then we asked the local chamber where we could get the best shrimp dinner.  They directed us to The Shrimp Shack. The is no ordinary Shack.  It was featured in 2015 on "Drive Ins, Diners, and Dives."  Guy loved their shrimp fritters and 'Senator' style local catch.  You can catch it on Food Network under the episode named "Smoke and Seafood." Now if you are a business in Southern Florida and you would  like to grow I would be glad to talk to you.Grant SchneiderPe...

Lower Matecumbe, (or Lower Mat as the Conch Locals call it) is probably my favorite Key throughout all of our 127-mile archipelago. It's where I learned to snorkel when I was age 5, Oceanside at marker 77 near Indian Key, and where, as a young boy I delighted seeing Conch and Lobster, Sergeant Majors, Grouper, Snapper, Turtles and Grunt all swimming in the pristine currents just yards from shore. After my Dad passed away, I sprinkled sea water and sand that I collected from Lower Mat, on his grave, as a final wonderful send off.So, yes, you could say Lower Matecumbe is very, very special to me. That’s why it gives me such a great vibe to be able to share this incredible property with you! Just recently completed by the Sellers, and located in White Marlin Beach's super community, that h...

So, every June 1st, I do a blog post referencing Florida Keys Profanity, and that the “H Word” is the most foul.  Of course, “H” standing for Hurricane. As you know, this Blog is quite often tongue-in-cheek, but this year, this year it rang very, very true.  Heartbreaking Devastation at one of my Buyers' Properties on Grassy Key It's been some time coming, can't say we were surprised. But it still doesn't lessen the blow, both literally and figuratively. Irma came through like a buzz saw, but a buzz saw that was very, very slow moving. We were extraordinarily fortunate that it didn't do as much damage as it could have, and that the casualties were not as great as they could've been. That being said, the wounds have definitely been inflicted and anyone driving our glorious Overseas...

What can I say? I just LOVE the Keys! From the incredible waterways to the funkiness of Key West and Fantasy Fest, the Keys are one of this Country’s true treasures. Some of my fondest and earliest precious memories involve dining at the Coral Grill, fishing off the catwalk on the Cardsound Bridge, running in the inaugural 7 mile bridge run, my high school graduation party at the Cheeca Lodge and lobstering off Indian Key (and yes we only kept the legal ones...lol).   Now as an Adult, I am privileged to be able to market and sell stunning waterfront properties in the area that I love most!   Within this Blog, I aim to share with you pertinent real estate info as well as off the wall and irreverent items of interest for both residents and wishful residents of this incredible island chain...

Yes Virginia, there IS a Santa Claus, and he LOVES the Florida Keys!!! Though, for the Buyers of this property, he came a little early, wearing Tommy Bahama with Seahorses pulling his sleigh.   Single Family Waterfront Home...Check CBS Construction... Check Islamorada Location ...Check Under $400,000 ... Triple Check!!!   It's not the prettiest and it's definitely not the biggest, but it IS a CBS,  Islamorada Waterfront home in the great neighborhood of Plantation Key Colony.   Recently sold by my friend Dian Fiddes of of RE/MAX Keys Properties, this home with a little polishing is the ideal weekender.   As properties values have continued to rise, the sub-$400K, waterfront home is ebbing like a full moon low tide.   Here are the details:   175 Azalea Street. Plantation Key   2 Bedrooms...

October 15th...one of my favorite days of the year.  Why? you ask?....Well it's time to get stoned....   No, no, no, put down your smokeless hitters and step away from the bong and turn down the Jack Johnson songs ....we're not talking 420, but Stone Crabs!!   October is my favorite time of year here in the Keys.  The obsessive heat has dulled its edge, and the Northern breezes start to glide in, making it, to me, one of the greatest places to be, especially when you are out on the water.   Turn up the Buffett, crack open a Key West Sunset Ale, light up a Partagas, and steer your craft through the turquoise and indigo hued waters to the bounty that lies within your traps.  Sometimes, I just like to take it slow and troll while I go from trap to trap, usually snagging a Mackerel or two....

Tickle Stick...Check...Net ...Check...Gloves ...Check ....Secret GPS Lobster Spots (AKA Honeyholes) Check! OK! It's time for Mini-Lobster Season!!!  Get The Butter!     For 2014 the Bugs are out and they Are Big!!   Yes it's that crazy two days in July here in The Keys where boat gas prices soar, and Johnny Law is just itching to cite violators who don't measure or exceed their catch.   Hoards of marine hunters motor down here boats in tow, like pilgrims to Mecca to hunt for our tasty crustations and catch a post dive buzz at the Tiki Bar.     s For the uninitiated, Lobster Mini Season is always the last Wednesday and Thursday in July.  That gives recreational harvesters an edge on the commercial guys who can't start fishing until August 6th.   It's also a great weekend for real estate,...

Forget George Carlin's 7 dirty words. Forget the F, S, C, P, D, and just about any other A thru Z words....When it comes to June 1st in the Florida Keys, one word is MOST Profane!!!! Wash your mouth out with bad Zest Profane..and that is The H-Word....Hurricane.   Yep, It's THAT Time of Year Again. Yes, like most of the Eastern states, The Florida Keys once again hold its collective breath as we start another dreaded Hurricane Season. Our little stretch of 118 miles of dust, gravel, and mangroves are prone to these suckers!   The Lovely, yet Somber, Hurricane Memorial in Islamorada All joking aside, Hurricanes have had an indelible effect on the Florida Keys. One visit to the lovely, yet somber Hurricane Memorial in Islamorada, quickly paints the image of the power and destructive capa...

You've got to hand it to my friend Captain Matt Bellinger of Bamboo Charters in Islamorada.   Besides being a fantastic Captain and Fishing Guide in Islamorada, who was just honored by The Conch Republic's Northernmost Territories as "Best Back Country Guide", Captain Matt owns and Operates a winning fleet of fishing boats under the Bamboo Charters moniker, and has been featured on the National Geographic TV Channel.   Add to this, he IS the Voice of Florida Keys  Fishing...literally.  With several live broadcasted reports daily on both Sun 103 FM and Thunder Country 100.3.  Matt gives insights to the hot catch of the day, and who is reeling in what.    Now, Matt has a new venture that I am proud to Sponsor. "Soundtrack for the Sandbar", is a super cool radio show hosted by Captain Matt...

Since you’re considering a condo, you’ll want to know about what it’s like to live in one compared to a single family property. It is different to live in a condo, and the good news is the advantages of such a home are plentiful.   First and foremost, say goodbye to lawn maintenance, and pool maintenance, if you currently live in a home with one. Secondly, say goodbye to practically every other form of maintenance, because when you live in a condo, that’s all taken care of by the association.   Living in a condo means being right next to the beach or in the heart of a metropolis. It’s also easy to travel when you live in a condo, just pack and go. Many are gated and have security, some even offer concierge services. If that’s not enough, there’s a plethora of on-site amenities, like a p...

Just twenty years ago, it was enough to scrub down a home, giving it a good spring cleaning, and hiding the kitty litter box. With a deep cleaning came enough of an impression to woo buyers and sell your home without having to put much into the preparation.   Times have changed and any real estate professional will tell you that other than location and price, impression matters the most. Because we live in a world where information is readily available, image means everything. Buyers want to see a home in its best condition before even considering stepping foot inside the property.   It’s not uncommon to have a pre-listing inspection done to identify necessary fixes and improvements. However, this usually only goes to functionality, and not to aesthetics, and that’s missing a huge piece...

The 7-Mile Bridge. The stuff of legend.  An Engineering marvel. Blood, Sweat, Tears, and Lives were all lost to mete out the ability to cross the multi-hued waters of Moser Channel But what an AMAZING creation! She's taken a beating, the Original has.  And now, the sensible powers that be, have earmarked funds for maintenance of this Local, National, and International Treasure. Check out the Article published in KeysNews.com "City council approves $77M for 7-Mile bridge BY TIMOTHY O'HARA Citizen Staff tohara@keysnews.com Florida Keys local governments have begun to give their formal blessings to a funding plan to renovate the Old Seven Mile Bridge. On Tuesday night, the Marathon City Council approved the roughly $77 million plan between itself, the Monroe County Commission and Florida D...

Supply and Demand ...Supply and Demand. Right now here in the Florida Keys...we are out of Whack with Supply and Demand. Like itchy Meth Heads  not unlike those seen in Breaking Bad, there are Buyers here in the Florida Keys that are HARDCORE jonesing for some fresh new Real Estate offerings. They are Hungry.  I'm about to start walking around in a Trench Coat with brochures stapled to the interior lining, hustling Buyers at places like Holiday Isle, (Yes I Called It Holiday Isle!!! PCI?? Hmmm that's for another post),  going pssst, "Hey I got some premium Canal Front for ya.... How about a hit of some Buccaneer Point 3/2 or a dose of Venetian Shores wide water??" The thing is we NEED more inventor, although the numbers might skew what I saying, in the trenches, Buyers are having a hard...
