WJQB True Oldies Radio 106.3 FM recently held it's ribbon cutting event at it's new offices in Hudson, FL. WJQB plans to have lots of local coverage in conjunction with local events and Main Street New Port Richey Events. The website for the radio station is http://www.trueoldies1063.com  106.3 is the true oldies station with no music from the 80's or 90's.

Hudson, Florida Annual Real Estate Market Report 2009 vs 2008 This Market Report includes ALL Residential Properties that Sold in 2008 & 2009 including: Single Family Detached Homes, Townhomes, Condo's & Mobile/Manufactured Homes Things looked much better in my West Pasco 2009 Annual Market Report than it does for Hudson.  Which is due mostly to the fact that Hudson is the farthest point in the county from the Jobs, specifically Tampa/Clearwater/St. Pete.  As a result the Market is under more duress the farther you are from the hub of the Metropolitan Statistical Area and the jobs What you should notice right off the bat, is that Sales are prtty much FLAT.  608 in 2008 vs 611 in 2009  which is a net 0.5% increase in Solds.   In other words the difference in Volume of Solds is negligible...

Leisure Beach, Hudson, Florida November Distressed Home Market Report Poor Leisure Beach.  NO SALES AGAIN.  Bright spot is that there are ~300 homes in the Leisure Beach Subdivision so there is a low percentage of homes on the market.  But worse than that is of the last market report there were 2 homes under contract, whereas now there is only one under contract yet nothing has sold, and 2 homes are no longer active.  So it appears a total of 3 homes have been taken off the market.  Could be that presently Banks make more money on Foreclosures than on Short Sales, but hopefully that is going to change soon     What can I say, Waterfront Gulf Access properties are a tough sell these days in Hudson, Florida.  About 1/3 of the homes for sale are Distressed properties.  The only property un...

Hudson Florida Growth   Over the years we certainly have had a lot of rumors about future development in Pasco County Florida.  From a Nascar track, to a Busch Gardens, ad nauseum And this could be only the latest Busy Betty chatter at the water cooler, yet it is more plausible, while being more unbelievable, due to its specifics.   What in the heck am I going on about?  The 'former Publix shopping plaza' on US-19 @ SR-52. I, like many wondered what would happen to the strip mall when its Anchor relocated.  Especially since Stevens Furniture already moved directly across the street.  According to my source (gossiper who has 'connections in the county) his business is moving next month too.  RadioShack has not renewed its lease (allegedly), and TJ Maxx has announced it is relocating as w...

Fall Sunset at Hudson Beach, Pasco County, Florida Sorry it has been so long since my latest pictorial of sunsets, had other things to deal with, and with Sunset happening earlier and earlier, it got tougher and tougher to get to the Gulf of Mexico in time to capture Nature's Beauty.  Now that I have gotten back there, I can not believe far south the Sun now sets.  I am sure part of it is illusion, but the direction I took all previous sunsets was off camera to the right of what is visible in these pictures.  And my Gulf sunsets have gone so far south that they now set over the Lagoon of Sea Ranch Dr Condos.   Time to find a new spot for winter to get pics of sunset. Hudson Florida Single Family Market Report Oct O9 Active listings nudged up 5 units for a whopping 1% increase in inventory (negligible) Homes Under Contract decreased by 10%.  (rather sizable) But the biggest change was Solds from 37 last month to 59, for an over 50% increase in closed sales for October.  But more importantly Year over year sales are up ~40% from Oct 08 The distressed market has remained constant for the most part.  The only significant change was for Active properties, there we have seen about a 15% increase year over year.     .

American Keystone Insurance Seized by Florida Regulators   This company is only 2 years old and opened up more Insurance avenues for higher valued properties in Florida.  Starting at $250,000 and up, they had over 7000 homeowners.  The state had originally tried to sure up the company, but it was later determined to be too little, too late, so to speak.  The company is in receivership under  Florida Department of Financial Services. Florida's Stone Crab Season OPENS October 15th That's right folks, starting on October 15th Stone Crab's are back on the menu in Florida. For the uninitiated, Florida's Stone Crab season runs from October 15th through May 15th. Rules include:       Claws must measure 2 3/4"    1 gal.
