Why a buyers market doesn’t mean you can have a Gulf Breeze manison for a song or a dance for that matter. Sure prices are dropping and may continue to do so but lets get REAL for a minute you wouldn't accept any less for your home than someone was willing to offer. I was showing this couple homes in Gulf Breeze Florida and Pensacola Beach about a month ago we must have looked at 10 to 12 before they found one they absolutely loved OMG folks you wouldn't believe it till you seen it but it had it all.     I have heard it say 1st born, 2nd spouse and 3rd realtor. So often as a Realtor I give advice that is not heded by my sellers. I good realtor will give you a good chance to get your home sold at the market in the shortest possible time. As a seller of your own home you have the final word of where to set the price on your home. The decision is to be in the market or on the leading edge of the market. If you place your home in the market and after 30 days if you don't receive an offer than you have to accept the market has rejected your price. There are homes selling in this buyer's market, but they must me in top shape, offered through the best Realtor using superior marketing and must be at  the leading edge of the market reflected in the price that they are being offered.

Many don't realize that the window of opportunity to buy nearly twice as much home for the dollar is closing. The interest rates being charged for FHA and VA loans are the lowest we have seen in 50 years. The current interest rates have been  hovering around 4%. This is a low rate on the type of mortgage used to finance most affordable homes in Florida. This great rate combined by prices that have been reduced to 2003 or 04 prices, creates a net effect of the average borrower being able to have 2X the buying power of just 4 or 5 years ago. The VA unexpectedly lowered the funding fee (this is usually financed into the mortgage) they charge. As a Real Estate Broker with nearly 30 years experience I have seen allot of changes in the Real Estate technology arena. When i first started practicing we didn't have fax machines, cell phones, PC's, digital camera, and personal 3-1 printers. We used Xerox machines, carbon paper, pay phones and you took your film to to be developed and waited several days or paid a premium for a 24 hour photo development. That was the early 80's and this is the 21st century. Technology and the tools we use to practice real estate change weekly if not daily. What used to take years now can be done in a few days.
