Last Friday, November 7th, I had a closing at 10am at Security Title with my buyers.   As Realtors, we have transaction after transaction - closings after closings.   It's our life.   But, every once in awhile there is a client you work with that presents "challenges" for our current market conditions.  Being a Relentless Realtor, I love a challenge.  I want to win...for my clients. And when it all finally gets to the closing table....you just want to jump up for joy!  You are filled with a warm heart and happy feeling that their  "mission was accomplished"! I'd like to introduce you to Andy and Robyn in front of their brand NEW HOME.  Andy & Robyn are "first time home buyers".  And by 1pm on Friday they were picking up their rental truck to start moving into their new construction home...

On my Gainesville, FL real estate website, I have a tab for Food and Recreation.  I have done several Gainesville area restaurant profiles and have written an article for my recommended places to eat in Gainesville.  I also comprised a list of places to play golf in Gainesville and golf course communities.  It is high time I transfer my list of State Parks from my website to Localism and Active Rain in an effort to gain more exposure for these places!  Gainesville is a very "green friendly" community and is home to a wealth of trees not commonly thought of when one envisions a "typical" Florida city.  Gainesville more closely resembles what people envision when they think of Georgia or North Carolina, NOT Florida.  And guess what?  We have hills!   Please view my blog index for Gainesvi...

My Saturday morning paper has a wonderful feature.....it's a page called GATOR GAMEDAY. Yesterday being our season opener and a Home Game was the first "FIX" for my college football addiction.  Yes, I am addicted to college football. GO Gators !!   But, something happened that I don't know if anyone else noticed....... Our Gainesville Sun Sports Writer, Robbie Andreu is known for his game prediction, called Andreu's Pick. Saturday's paper showed his prediction of final score :  Florida 56, Hawaii 10. AND GUESS WHAT ??? Robbie Andreu's pick was the final score ! Does Robbie Andreu have a crystal ball?               Way to go Mr. Andreu !!

If any of you have used AmeriDream or Nehemiah Down Payment Assistance Programs to help your buyers get into a home, you know how excellent the programs are, how easy to use they are and how they can often make or break the difference between your customer being able to purchase a home or not. 10/01/2008 is TOO LATE.  Please take a moment to support H.R. 6694 and fight to save down payment assistance.  In a market like this, we need all the help we can get to assist good qualified buyers into getting into a home.  These down payment assistance programs are TOOLS for your toolbox and not to be abused.  Only qualifying buyers are eligible to use these programs and they are an excellent source for your first time  home buyers.   I have mentioned the AmeriDream Downpayment Assistance in previous blogs.  It is an exceptional program that is very similar in concept to the Nehemiah Downpayment Assistance Program.  These programs can often make or break the difference between qualifying buyers being able to purchase a home or not. This weekend I had the pleasure of working with "out of state" buyers.   When buyers can make a trip here, I like to call it their "Pre-Purchase Visit", and I am more than happy to be their tour guide.   I know some Realtors are thinking......."oh boy, what a waste of time.....".   But, in my opinion, it helps people relocating to Gainesville become familiar with our beautiful area, and discover the neighborhoods & subdivisions that they like (or dislike). Gainesville is the county seat for Alachua County here in the Sunshine State.   But again this weekend, my buyers asked "how do you pronounce that????"I always laugh and say, that "that depends on if you are asking about  "Alachua County" or the "City of Alachua".......and they are both S-P-E-L-L-E-D the same.???If you are speaking of...

Fed Stands Still – Time to Make Your Move The Federal Reserve held the line on Tuesday–leaving the Fed Funds Rate at 2.00% for the third straight meeting. The decision, however, was anything but cut-and-dry. Earlier in the week, the Personal Consumption Expenditure data indicated that inflation climbed 0.8% overall in June, which is the highest inflation jump in 27 years. In addition, the report indicated that inflation now sits at 2.3%–above the Fed's desired range of 1-2%. Although the Fed ultimately left interest rates unchanged, inflation obviously remains a concern and the recent rise may lead to an interest rate hike by the Fed in the near future.
