Well, I like to call it the SUMMER SHIFT, but in more professional terms, it is traditionally known as the hot buying season in Gainesville and surrounding communities in Alachua County.   The term "HOT" has two meanings - one is the the peak of closed sales between June and September, and two is our weather temperature too. I have New York state buyers coming this week, and I told them to bring their hot summer clothes to be comfy, and they are excited about the large selection of homes they want to see while they are here.  They must move over the summer while their kids are out of school and so they can settle in before the new school year starts. Over the last few weeks, I have been working with 3 different buyers from out-of-state.  I wouldn't say this is a TREND, or that I am a trend setter - but it has me thinking.  I'd like to add some food for thought about "RETIRING to GAINESVILLE, FL".   I won't mention names here (to protect the guilty)...but these folks are excited about moving to Gainesville. This weekend I had the pleasure of working with "out of state" buyers.   When buyers can make a trip here, I like to call it their "Pre-Purchase Visit", and I am more than happy to be their tour guide.   I know some Realtors are thinking......."oh boy, what a waste of time.....".   But, in my opinion, it helps people relocating to Gainesville become familiar with our beautiful area, and discover the neighborhoods & subdivisions that they like (or dislike). Gainesville is the county seat for Alachua County here in the Sunshine State.   But again this weekend, my buyers asked "how do you pronounce that????"I always laugh and say, that "that depends on if you are asking about  "Alachua County" or the "City of Alachua".......and they are both S-P-E-L-L-E-D the same.???If you are speaking of...

Everyone has a wish list. On my first contact with a buyer, I like to take time to really understand what their needs and wishes are when looking for their next home.   I ask them to help me make their WISH LIST.
