As I was driving around Fleming Island today looking for a place to eat lunch, I found that the new Hurricane Grill & Wings just opened. It's located behind Home Depot on Town Center Pkwy, near the intersection of East-West Pkwy.  The restaurant's atmosphere reminds me of kicking back with some margaritas in Key West. There is plenty of sports action with approximately a dozen big screen TV's. The food is good with their specialty being their wings and with over 31 flavors it's easy to find your favorite.  09/19/2008

Congratulations to everyone at Fleming Island High! Once again we are an 'A' rated school and also we are the 25th best high school in the entire state of Florida! This great news just came out in our most recent newsletter from our Principal, Sam Ward.  Just to brag a little bit more for anyone considering a move to Fleming Island, our school was built in 2003 and attracted a very impressive group of dedicated, talented educators. Add the dedication of the parents and students, and you have the mix for an asset to the community. 59.44% of the student body has greater than a 3.0 grade point average (GPA) and 38.22% have greater than a 3.5 GPA. As of August 1, 2008 going south on Hwy 17 from the Dr's Lake Bridge to the Black Creek Bridge then from from the river east of CR220 to the Swimming Pen Creek Bridge by Whitey's Fish Camp it is all officially Fleming Island Florida. Before that the southern part of Fleming Island had a Green Cove Springs mailing address. Does that make everyone on Fleming Island an official Islander? I say why not? If you're going to live on an island in Florida there's not a better place to be. You have access to the St Johns River, as well as Dr's Lake for those skiing and knee boarding boat days, along with great schools, places to eat and shop with just enough barrier from the brunt of the storms. FLEMING ISLAND - REALLY IS AN ISLAND!  It may seem obvious to readers looking at the map, but to the residents of this charming part of the greater Jacksonville area, we debate whether or not we are an island or a form of peninsula.  Named after George Fleming, who settled here in the late 1700's (yes, we even have some history here), Fleming Island borders Orange Park and Green Cove Springs with water all - or almost all - around. PENINSULA OR ISLAND? First let me say that Northeast Florida has some of the most amazing professionals practicing real estate. Consumers have so many choices to pick through to determine what they will look at. Well, I'm going to address the difficult topic of Short Sales not just from the prospective of the seller but from the prospective working with the buyers. There is a link above that explains what a short sale is and it's for educational purposes. I have become increasingly frustrated with the number of short sales that are not "for sale". Let me explain, you take your buyer out and show the 15 homes and the one they fall in love with is a "short sale". That's okay I can live with that. I have already closed 8 this year. So where's the problem? The problem is that if the seller and their agent do not understand the process it's like a slow boat to China without enough gas to get there. So I said all that to say this. What Island? Fleming Island. Too far? I just think it's funny that most folks after about a year after moving to this incredible bedroom community they are stricken with the TOO FAR Disorder. You don't realize at first you have it. The signs begin when you are thinking of eating out and someone suggests somewhere on Wells Rd in Orange Park and you hesitate and say, "I don't know if I want to drive that FAR." For those reading this let's explain exactly how far that is, 9 miles or 15 minutes. Black Creek Trail is located on Fleming Island right off US 17 in Orange Park, Florida. The trail is approximately 7 miles long and is mostly shaded. The trail runs from the bridge at Doctors Lake all the way to Black Creek. The entrance to the trail located at Black Creek has ample amount of parking, restrooms, picnic tables, and drinking water. There are no water fountains along the trail you will have to stop at the convince store in Eagle Harbor to get something to drink.   It is a paved trail which makes it great for running, walking, roller blade or even riding a bike. 08/08/2007
