So just what does it take to sell a home in Eagle Harbor on Fleming Island these days? Of all homes on the market, only 99 sold in 2008. Buyers prefer homes with upgrades and over 30% had a lot with a view. 26 homes - granite or solid surface counters 15 homes - stainless steel appliances 23 homes - hardwood flooring 6 homes - swimming pools 34 homes - lots with a view - golf course, lagoon, conservation or a combination of the three. 80% of the homes sold had one or more of the above features. Eagle Harbor sold 99 homes in 2008. 8 homes were new construction. All the new construction homes sold were built in 2007, none in 2008. 12 homes were Corporate Relocations and 2 were Corporate-owned. 5 homes were Short Sales (sold for less than the amount of the mortgage) and 2 were REO (foreclosed and owned by the bank). So, 7% were Short Sales/REO. Over 75% of all transactions were conventional or cash. The least expensive sold: $164,900, 1472 sq. ft. in Brookstone - an Estate Sale. This was also the smallest home sold. The most expensive sold: $875,000, 4,256 sq. ft. in Daniel's Landing, a community with private docks. The largest home sold was 5,367 for $699,900 in Autumn Cove. This was also new construction. The average original list price was $360,054. The average listings price ...

O'Connor Development negotiated with Carmike Cinemas, whose headquarters are in Columbus, GA, to build a 12-screen, 42,000 square-foot theater complex on Town Center Boulevard just south of the intersection of East West Parkway. Jim Proctor of Tree Amigos is back at the helm of Eagle Harbor Landscaping. Eagle Harbor, located on Fleming Island in Clay County, FL won so many awards for its community and environmental use of the land that eventually the developer bowed out so other communities could win. Jim was the original head of landscaping who planned and planted the lovely beds we have enjoyed for the last 15 years. After 15 years, East West Partners has turned the reins  of the Eagle Harbor golf, tennis and swim amenities over to Hampton Golf. Now that 99% of our community is built out, the CDD Board felt it was time for a change and they took the time to research and inquire of the residents via a public meeting to ask and answer questions back in the Spring. Hawk's Nest at Eagle Harbor is located right off of Harbor Lake Dr. Hawks Nest located on the northwest side of Eagle Harbor. The directions to get there are quite easy.
