  Did you know that almost 1 in 4 Florida home loans are delinquent?  Even though most of my real estate business in Destin Florida is short sales, this news has stunned me.  According to an article by the Miami Herald, 23% of Florida mortgages, or 807,000 of 3.5 million loans are in foreclosure or have late payments by a month or more. So, if you live in Destin, Niceville, Fort Walton Beach or Navarre Florida, look up and down your street.  If you are out buying groceries in Crestview or Santa Rosa Beach Florida, look at the people in line with you.  Your neighbors, co-workers, gym buddies, friends and aquaintances are part of this group of homeowners who are hurting.  They have lost jobs or income.  They may not tell you, but how can they not be affected?  You do know someone who is ...

Florida's existing home, condo sales up in June 2009 August 03, 2009 - Special to the Daily News ORLANDO - Florida's existing home sales rose in June, the 10th consecutive month that sales activity showed gains in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors (FAR). Statewide sales in June also increased over the previous month's sales level in both the existing home and existing condominium markets. And, for the second month in a row, the statewide median sales price for existing homes was higher than the previous month's statewide median.   The Florida Association of Realtors uses two different versions of the purchase and sale agreement.  One is called " FAR  (Florida Association of Realtors)" the other " FAR BAR" (Florida Bar Association).  In different parts of the state, real estate agent communities have their own customs as to which version they use.  In my Destin FL area, for example, the FAR contract is more common.  But a few towns over, in Pensacola, the FAR BAR is prevalent.  Now the Florida Association of Realtors is proposing to combine both contracts and make further changes.  The decision whether to proceed with the new contract will be made on August 23, during the FAR Annual Convention & Trade Expo.  I have reviewed the 21 proposed changes and sent my comments in to my board at the Emerald Coast Associa...

  Is there a trend starting for the Destin Florida condo market?    1.  There were 34 condo sales in Destin for April 2009.  This figure is down from March, but there is no definite trend.  Monthly sales volume decreaseed, as well. 2. The average Destin condo list price is $420,397.  This is down from $711,000 one year ago!  3. The average Destin condo sold price was $375,739.  This is down from $639,000 one year ago!  But the sale price is up from January and February, and less the the March average. 4. The price per square foot is down to $260, down from $346 one year ago. 5.  The median sold price for Destin condos is $297,500, the same as March. 6. When I teach my prospecting class I use gardening as a metaphor.  It takes a lot of hard work to grow a productive and rewarding garden.  First you have to plan out your location or pick your target market.  You will need a few good tool's.
