I just received a call from a guy wanting to book my Destin Florida beachfront condo for their next vacation. The caller(Mark) told me that he and his wife love the resort so much that they got married on the beach at the resort and have returned year after year for their vacation(10 years). They were driving from Birmingham but moved to Texas a few years ago but that hasn't interrupted their love afair with the Pelican Beach Resort in Destin.     Your Destin Florida home is for sale as a "short sale". You're about $300,000 "upside down".  You just received an offer you feel is too low.  I agree - it is a waste of time to send a contract significantly lower than market value to your short sale lender. So you counter the buyer's offer, they accept, and you now have a contract. What happens next? 1. We send the contract with a preliminary settlement statement and all your financials to  your mortgage lender.   2. Your lender orders a Broker Price Opinion or Appraisal on your property. Have you been sitting on the fence about selling your Destin or Santa Rosa Beach Florida property as a short sale?  Now may be the time to act.  Bank of America has just announced that Florida sellers may be able to receive $5000 to $20,000 cash incentive at closing for completing a short sale.  There are existing Bank of America programs that pay sellers $1500 to $3000, but this move is unprecedented.  To qualify, you'll need to initiate your short sale prior to getting a contract on your Destin or Santa Rosa Beach home.Apparently, Bank of America is enhancing its offerings to exceed federal HAFA guidelines, which currently suggest a $3000 relocation incentive to the short sale seller, and its own Co-op Program, which pays less.  They are only offering the incentive to eligible Florida...

Destin Short Sales Approved with A Full Waiver Of Deficiency!  Destin FL Short Sales Four of my most recent short sale approval letters have had one thing in common. A Full Waiver of the Deficiency.  This really has become more common in recent months.  Of course, I cannot guarantee this on all short sales, but needless to say, I have been able to accomplish this on many recent short sale listings.  Below is a recap of the situations.   1.  Client number One:  This client purchased a Destin Florida Condo.  She Paid close to $400,000 for the condo and the condo had fallen in value to approximately $120,000.  The lender on this short sale was Bank of America.  This particular seller had a good job and a significant amount of cash in savings.  This was the trickiest short sale of the bunch...

Are you considering a last minute trip to the beach in Destin and looking for a good deal. Here it is! Check in on Sunday September 11th and check out on Friday September the 16th. The going rate is $849 but with my discount it is much less. I just did a post on my Destin Pelican Beach Resort blog offering these 5 days and nights for $657 which is a discount over 25%.   Hi All. I shot this picture on the morning of Labor Day.  No major damage to the area…but increasing winds reaching as high as 60 mph in Destin and Grayton Beach areas.  Many have been without power for a few hours and light flooding….but all in all very light compared to what we have seen in the past.  Should there be any more developments, I will certainly update you here.  Feel free to call if you have concerns.  Casey
