Tips To Keep In Mind Before Investing In Real EstateBy : James Klobasa   Submitted 2007-01-25 22:02:46 More than anything, the first thing that one must keep in mind when looking at a piece of property to invest in is whether that property will generate a good income at some indefinite point in the future. This is considered the chief criterion while investing in real estate. If it seems that the investor will not be able to sell the property at a profit in the future, then that property is usually not worth considering. Apart from this, it is very important to do proper market research on the property before investing in it. Consider opinions from various sources and dont just take your agents word for it. This will help you verify not only the earning power of the property but also ot...

Marketing Strategies: The Life Blood of Your Real Estate CareerBy : James Klobasa   Submitted 2007-01-25 22:03:29 In fact, marketing is the lifeblood of the real estate industry. You are in a serious business and if you want to ensure success, you must know what to do and what not to do while preparing and implementing your marketing strategies. No Imitations Please Real estate investing is serious business, and it demands your vigilance and prudence to build a career. Therefore, never ever blindly imitate the other investors. Many investors make this mistake when they just follow another successful investor without applying any self-logic. In fact if all the investors are going to follow the same strategy to target a particular area and sellers, how can you expect to have an edge over ...

Why is my Ceiling Fan Wobbling? There are several reasons why a ceiling fan wobbles.  The blades could be out of balance, out of track, or warped.  The wobble could also be caused by air turbulence created because of the blades are closer than 6 inches from one side of a sloped cathedral ceiling or ceiling  beam. Determine if the fans blades are out of balance by clipping a spring type clothespin halfway between the tip and the blade iron on the leading edge of one blade.  Turn the fan to a low speed and see if the added weight stops the wobble.  Try each blade to determine if more weight is needed.  If the clothespin stopps the wobble, it can be replaced with a thin, adhesive backed lead-weighted tape, which should be available through the manufacturer's service center.

When rates fall steadily, refinancing may make sense even if you have done so once already. Bob and Michelle Barbo of Kirkland, WA refinanced twice within three months in 1998. In October, they trimmed the rate on their 30-year fixed mortgage by a full point -- from 9.13% to 8.13% -- for a monthly savings of $63. Plus, because home prices in their area had boosted their home equity, they were able to stop paying private mortgage insurance that cost them $120 a month. To exploit continued decline in rates, the Barbos refinanced again in December. Their new 30-year fixed mortgage is at 7.375%, lopping another $55 off their monthly bill. Since the couple had chosen a no cost refinancing each time, their total out of pocket expenses came to just $400 in appraisal fees. So by the time you re...

Daytona Beach is all abuzz with talk of the "Thunder" being back in town the last couple days. When you hear "Thunder" mentioned this time of year they aren't speaking of the weather or our 2 yr old Arena Football Team, The Daytona Beach Thunder, they are speaking of NASCAR Thunder! I've been hearing that Thunder for the past 2 days here at the office as the cars come up on Turn 2 and head to Turns 3 & 4, our office is about a mile from the Daytona International Speedway, as the Great Blue Heron flies off the backstretch and heads south. usually I hear everything that goes on there. (but I didn't hear the Rolex cars last week.) The drivers are testing out their machines at speeds from 183.194 MPH (Dale Jr's 10th fastest speed) to 183.974 (Tony Raines fastest lap time so far) this week ...

Things to Do Now through middle of march you can visit Blue Spring State Park and see manatees in close proximity. Click here to see recent pictures from our trip up there.Blue Spring State Park Photos BLUE SPRING STATE PARKMANATEESThe spring is much more than a scenic area for canoeing and swimming; it plays a vital role in the survival of one of Florida's most beleaguered residents -- the manatee. Visitors can learn more about this endangered animal through ranger interpretive programs. A chair accessible observation platform provides a view of the endangered mammals that gather at the spring during the cooler months of the year. From November through March, the manatees leave the colder waters of the St. Johns River for the safety and comfort of the 72-degree spring.

Auto enthusiasts are beginning to flock to the greater Daytona Beach area today for a month and a half of auto racing. From the Stanley Steamer to the National American Stock Car Association, we'll have something for everyone. Did you know that Ormond Beach, Florida is the "Official Birthplace of Speed"? It's true! 1903 was when racing began on the beaches of Ormond Beach for the "Ormond Challenge Cup." Winton "Bullet" driven by Alexander Winton raced The Olds "Pirate" owned by Ransom Olds driven by HT Thomas The race was "so exciting it is still discussed today" The "Bullet" managed to win by 1/5th of a second. Thus began beach racing. In 1906 Fred Marriot broke the land speed record on the beach at 127.659 mph in Ormond Beach in a Stanley Rocket Racer built by F. E. Stanley.. They re-e...
