I responded to anonymous e-mail request for the info on a particular Listing. This happens quite often. It puts me in a tough situation: I do not know anything about the person, who sent me the e-mail, so I understand that they do not want to open up. Fine, they are protecting their privacy, but at the same token I can only provide general information. That's exactly what I did. I sent the list of 35 properties, which, in my mind, were the best deals in certain price range in that area. Next day I sent a follow up e-mail asking for feedback. Often times we get nothing, this time I got the e-mail, saying that he got the info and needed some time to digest. No problem, digesting is important. So, to help the digestion, and to prevent choking, here are some thoughts on the condo market in ...

A few weeks ago I got an e-mail from a prospect in NC. He found me on the Internet, so I was already happy. I answered, he called and we discussed a lot of things. I forwarded him information, listings, wrote crazy long e-mails answering endless questions. I get e-mails quite often, send people information and usually never hear from them again but to my surprise, Mike sent me an e-mail on Friday and asked to plan showing him some condo-hotel units on Sunday. I already scheduled a business meeting with a bright young investor in Gainesville, who wanted to talk to us regarding selling the condo units he owned on the beach. I combined it with a visit a friend who just 2 weeks ago suffered a massive heart attack (and he is not even 50), so I asked my son, who is licensed and works for me, ...

Since working at the Pelican Bay office I've spotted a lot of different birds on the way to work and at the office. On about 3 rare occasions, about this time last year, I spotted a tall strange looking bird with white feathers, but was unable to pull over anywhere to take photos or ID it.   The last day of Biketoberfest I came down with a horrible cold that really put me out of commission for at least a week. I was going to the office just to make sure our News Journal ads were sent out, then going home and back to bed. As I was going home one day I spotted a pair of that same strange looking bird again, however ~ once again ~ in a bad position to pull over. The next day I was ready, in a lane I could safely turn right from & go into a parking lot in case they were still there. Hot Dog...

Live in one of the most prestigious gated golf communities in Daytona Beach Florida.  This two bedroom, two bath townhome features a wood burning fireplace, a tiled enclosed patio with a view of the waterway and golf course.  Pelican Bay offers two golf courses, a 24 hour guard at the gated entrance and is less than 1/4 mile to the Interstate.     Shopping is great here.  We are zoned for an A rated school district, and are just minutes from the "World's most famous Beach."  If you are unfamiliar with our area, please read on...  Nascar lives here and we welcome Race fans and bikers several times a year.  You can drive on our beach, park and be steps from the water.  Our coastal area is gorgeous.  There is the Ocean Walk, upscale shopping and Resorts.  Fun for the kids as well as the a...

A story of politics with a happy ending. What are the chances? I would have never thought it would be possible, but apparently it is. And it's credited to, of all things, "compromise". I definitely didn't think politicians were capable of that! In opposition to most coastal towns in Florida, the Daytona Beach area does not have many high rise condominiums. Of the high rises we do have, the tallest is somewhere around 22 floors. This is how local residents prefer it. So the reaction from residents when they saw the plans for the new Gateway Daytona hotel/condominium project was no surprise to anyone but the city council and the developer. (Do politicians live in a bubble?)But this story has a happy ending. With many changes and a lot of compromise, developers and local residents came to ...

I'm sorry I forgot to post this yesterday, since it actually started today. Hopefully some of you already marked your calendars from the list of upcoming events I posted last week. Sunday, November 4 from 10:00 to 4:00, don't forget to attend the Halifax Art Festival. It's being held in the Daytona Beach historic district, in the Downtown Marketplace, on the Halifax River.I attended last year's art festival and had a lot of fun. There was a great turnout! There are many talented artists in this area, so I'm sure you won't want to miss this. Come enjoy the art, the music, the food and the beautiful setting. I hope to see you there!

Daytona Inn Beach Resort is located at 219 South Atlantic Ave. It is a north east corner of the intersection of International Speedway Blvd (SR 92) and Atlantic Ave. This is a dream location, right on the beach, steps to Boardwalk, Ocean Center, Peabody Auditorium, Main Street with all the event and activities within walking distance.4-story Hotel was built in 1962, converted to a condo-hotel in mid 90s. 150+ rooms are 60% studios and 40% suites. Units 1 to 8 do not have much of a view, no balconies, walkway. Units 9 to 25 are direct oceanfront with large balconies, and the rest of units are on the south side. They have very narrow balconies. Ocean Garden Condos have been relatively recently converted from Harvey Garden Apartments. The timing was not the best, the values started declining and sales were not brisk. As of October 26 there are 2 unit on local MLS, both 1bdr/1bath, 580 sq. ft.. Stainelss steel appliances, granite countertops, remodeled bathrooms. Prices range from $107,400 to $117,500. There are several recent condo conversins in the area. One is across the street - Surfside Villas with prices starting from $127,900 for 604 sq. ft. one bdr unit. Similar features. Both properties do not have a pool, but htey are just a few short blocks from the ocean.Though prices are very low for beachside, this is not going to last long and I will not be surprised to see them eventually going over $200K in the next crazy apprec...

Halloween's around the corner and it comes with one of the most popular October traditions: carving pumpkins and transforming them into spooky jack-o-lanterns. Whether you're a professional or a rookie, these tips  can help you create that ideal Halloween decoration:Select a pattern you'd like to carve. You can buy a patten book, many come with the carving tools. If this is your first time, select a pattern that's fairly simple. You can always get fancier with the second pumpkin.Keep your selected pattern in mind when choosing the size of your pumpkin. Don't choose one with soft spots, browning spots or dents. Try to get one that stands up straight. Avoid small pumpkins because they're difficult to carve. If you pumpkin pattern is a rectangular design, you can use an ordinary kitchen kni...

If you are shopping for a home and you are like many buyers that have in your mind a picture of their perfect home. It is important to try and look past certain things, for example, dark and dingy walls, poor decorating, a yard that needs work, etc. as you could miss an exceptional buy and a great home. Some things you might want to consider when house hunting: Flooring - carpet, tile, vinyl etc that is old, worn or outdated, remember that these can easily be replaced. If for example the carpet is not to your liking you could request a carpet allowance in your offer.Walls - Don't like the color, wallpaper etc. Remember that you can paint or re-wallpaper for a reasonable cost. Try to picture the home with your decorating tastes, not the current sellers.Landscaping - yard unkempt, dirt spo...

When I was a little girl my father put me on the back of a motorcycle with him.  Before he could tell me be careful and don't touch the exhaust pipe...I had already burnt my leg.  My first encounter with a motorcycle. While attending college in Broward County, I rode on the back of my best friends motorcycle but one day we came close to death when a gentleman tapped the back of the motorcycle. Neither one of us got hurt but that was the end of my biker babe days!Yesterday as I traveled North on A1A to get to our Ormond by the Sea location.  They were back...the bikers...it made me smile.  Smile for many reasons.  My drive time seemed to be longer, not because traffic is bad but because I was enjoying the sights.  You can feel the excitement in the air as vendors are set up all over the ...

Daytona Beach Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!" The bikers are here! Daytona Beach Biketoberfest 2007 has not officially started yet, but the bikers decided to kickoff the party early. The condos I have listed in Surfside Villas in Daytona Beach, are located only a couple of blocks from Main Street, so I've been encountering plenty of friendly bikers over the last few days. I can't wait to see how many show up this weekend! If you've never been to Daytona Beach Bike Week or Biketoberfest, you don't know what you're missing. Of all the special events we have, our bikers are by far the friendliest bunch.  Each year in late February and early March, we have Bike Week. Bike Week actually lasts about a week and a half. It runs through 2 weekends. Bike...
