Today I listed 3 VERY affordable houses in the heart of Daytona Beach Florida! These listings are so new, I haven't even had time to process all the photos, create e-flyers and get everything on my web site, let alone fill out all the paperwork for the Daytona MLS (Multiple Listing Service). But I wanted to get the word out fast. What better way is there to do that, than to get the information on a real estate blog? Here are the basics. 1613 3rd Street, Daytona Beach. 3 bedrooms, 2 bathrooms, 1620 square feet $125,0001618 3rd Street, Daytona Beach. 4 bedrooms, 2 bathrooms, 1636 square feet, $130,000537 North Street, Daytona Beach. 2 bedrooms, 1 bathrooms, 680 square feet, $65,000Check back soon when I have all the photos, videos, e-flyers and detailed information prepared. Life seems to roll by faster...faster than ever before, heck microwaves and computers sometimes are not fast enough.  Because our lives move so rapidly we sometime make quick decisions and in the long run end up costing us our time, energy and money.  It's those occasions where you wish that you could go back in time. One of these occasions I am talking about is when a buyer obtains their home buying support team and fails to do their research. When I say buyer support team...I mean financing, their Realtor, inspectors etc, etc. Regardless of what  you might think you as a buyer need a support team.  A strong support team and it starts with the financing.Often times we seem to skim right over that...and to think it's the most vital part of the transaction...after-all without money there...

Someday I'll get the hang of this.  "You can't teach an old dog new tricks"  Rubbish - this ole lady is going to learn new tricks if for no other reason but to keep my brain working.  When I stop learning, that's when I'll really be in trouble.  I need to find out how to put my Daytona Beach, Holly Hill, and Port Orange listings on here.  The only bad thing about Active Rain is that it is addictive.  There are so many nice people on here trying to help each other stay sane.  Thanks.

Since relocating to Daytona Beach, I have enjoyed my career as a company trainer, a sales manager and mediocre recruiter for CENTURY 21 Sundance Realty. I say mediocre because sometimes if you don't believe in your product it can be a hard sell. One of the things about recruiting...I don't try to sell the brand...I sell our company, Nancy Dance the owner and the reputation of the company which she holds dear to her heart. Sometimes when recruiting...those things are just not enough..that is where the brand comes in...When I train, I train real estate and how it is practiced...I don't train corporate...I don't train the brand..after-all CENTURY 21 was ranked in the top 20 by Training magazine for their on-line platform..it's available on-line 24 hours a day, 7 days a week.  Recently I ha...

Yes, you read my title correctly; I had a busy week last week, in Daytona Beach real estate. As I’ve been stating since this year started, my business has picked up tremendously. Many of you have attributed it to my attitude and decision to have a personal slogan for this year: “Real Estate is Great in 2008!”. (I really should just add a new page to my web site, just for my annual slogan.) Whatever the reason, I’m having a great year. But it’s not exactly what I expected... sometimes God works in mysterious ways.I’ve mentioned in several of my other real estate blog posts that I have a condo-conversion project listed in which the seller decided to start renting the units, since the sales were so slow. Well, in the last 3 ½ months, we’ve rented 24 of the 42 units.Ironically, when I liste...

As many of us North & Central Florida know, this weekend is the beginning of the annual Bike Week festivities in Daytona Beach. My guy & I rode down yesterday to spend some time checking out all the cool bikes and funky people at Destination Daytona, which is Bruce Rossmeyer's new mega-dealership in Ormond Beach. Since we rode from Jacksonville, I had a good hour each way with my thoughts (aside from waving to others on I-95 on their way to Daytona Beach).  And, it occurred to me there are many good lessons to be applied to our real estate business we can learn from bikers. Here they are for your Sunday reading pleasure:Share the road. You are not the only one on the highway.  If, for example, you are THE Realtor who handles short sales in your office, you could choose to share some of you...

You may have heard through the "EXPERTS" to wait this market out...that's right these supposed EXPERTS seem to come from all walks of life...often times without a real estate license.  News Media, Publications and Financial EXPERTS maybe even a friend who recently purchased real estate. In Daytona Beach, our news is horrid and full of panic..sometimes so frightening it could make someone loose track of what is important. Keep in mind most often times...The news is Central Florida News and not necessarily Daytona Beach information.Rather than listen to the gloom and doom, rather than be influenced by outside sources why not do the responsible thing and talk with a true expert....A Daytona Beach Real Estate Professional...It is a great time to buy...right now...more choices...wide selecti...

Daytona Beach Real Estate & Community Events Blog. By Lisa C. Hill, "THE SMART CHOICE!" So here I go with another post that's not about real estate. But it is about my home town. Yep. I'm proud to call myself a Daytona Beach native. I'm one of the few! And this is a topic that many people can't get enough of. But considering we're now a few days past the 2008 Daytona 500 (and Bike Week is fast approaching), this will be the last of my Daytona 500 posts... I think. So I thought I'd provide you with a list of all the winners of the Daytona 500, since it was moved from the actual beach and A1A, to NASCAR's Daytona Speedway. I actually have a list of how much money was won by each winner, their top speeds and their cars. But since the 500 is now over, I don't want to keep dragging this out...

"Coma State"....ever heard of it?...that's right if we do not do something to help preserve our resources...that is exactly what could happen to the human race. While some question global warming...the signs are there... Temperatures are adjusting...polar caps melting. climate changes...that could drop our population from billions to millions..and we seem to use many of our natural resources in excess. That's right...in excess...definitely a cause and effect action will occur..and we as humans continue to be wasteful regardless of the warning!...While we may not feel the direct effects...you can bet your children will and their children will. Is that the legacy we intend to leave behind? Not me...I made a promise as a parent to keep my children safe...Safe by providing the necessities in...

Volusia County Real Estate and Community Events by Lisa Hill, "THE SMART CHOICE!" NASCAR’s First Woman Driver: In doing my research for this blog, I was surprised to discover that women had been competing in Daytona Beach racing since the 1940's, when it was held ON Daytona Beach. But one woman stands out from all the rest; Janet Guthrie. Talk about an overachiever! Janet was a pilot, a flight instructor, an aerospace engineer, a technical editor, passed the first round of eliminations for NASA's Scientist-Astronaut program, and had 13 years of experience on sports car road racing circuits, while building and maintaining her own cars, all before 1976, when she was invited to test a car for the Indianapolis 500. Janet Guthrie was the first woman to win a starting spot in the Daytona 500...

This year we are celebrating 50th Daytona 500 race that will take place this Sunday, February, 17th 2008.When the race week comes to town, everyone gets excited... Well almost everyone, except for those who don't like extra noise and influxof tourists and therefore of traffic. Now truth to be told, you don't have to be at the races to see a real NAS-CAR. Here are some pics I took of a race car that was parked right outside of our local grocery store. How do you like that?           So don't be surprised when you see the NASCAR fans and famous people/ celebrities rolling into town to see the event. Welcome! And Enjoy!

I've previously posted blogs about the condos I have listed for sale or rent in Daytona Beach, called Surfside Villas. This is a condo-conversion project and each unit is available for sale or lease. The building has a total of 42 units, 18 of which have been sold. Since the real estate market has been so slow, the seller of the remaining 24 unsold units, who also speaks for many of the previous purchasers, decided to rent the units until the market turns around. When he made this decision, I couldn't even find a property management company to take on this project. Apparently there are just as many rentals available as there are listings for sale. But since right after Christmas, everything changed. I have been busy with both real estate buyers and renters calling me every day. One of my...

Last week I wrote a post to let everyone know about the 21st Annual Daytona Beach Boat Show that was happening this weekend at the Daytona Beach Ocean Center. You can read that post here: 21st Annual Daytona Beach Boat Show. I think you'll find this next part fascinating. It's a little bit of my history. I promise it's not boring! For 22 years (since I was 18 years old), in addition to whatever full-time job I was working, and sometimes AS the full time job, I taught hi-lo aerobics, then Step aerobics, then aquatic aerobics, then Spinning, then yoga... You get the picture. Anyway, around 12 or 13 years ago, there was this guy who would take my classes off and on. He would attend for a while, then disappear for a few months. But he always resurfaced eventually. I eventually found out he ...

When I posted Pelican Bay Shenanigans ~ The Video, Carol Smith of Toledo came by with the comment and I quote "But the Great Blue Herons are so pretty to watch.  They operate in a stealth mode that the military should study."How right she is! The grace of this bird in flight with a wing span of at least 6 feet is just a treat to watch. Little did Carol know I had been trying to catch my Heron friend on his final approach of his glide path to me on video. I finally had success!I really wanted to get the whole thing, gliding over the homes, the golf course, the waterway, but I was in the wrong spot when I caught sight of him. I do know he (or she) watches from high up in a tree for me when he isn't waiting for me close by. When I'm spotted he just spreads those beautiful wings and soundle...

This is all about real estate. If you think that the night never ends and the sun never comes, that the market is  bad, this is not for you. This is for those, who know that the Ocean has, is and always will attract us, that the Beaches will always charm and fascinate us. This is for those, who understand that even the darkest night succumbs to a rising sun. This is not about the next president or the next governor, - this is about G-d given things, and therefore this is for those who are smart not to compete with G-d. BUY LOW & SELL HIGH  This is what real estate investment is all about.Whether you buy a small beachside cottage, or a multi-million dollar oceanfront villa. Is this a good or bad market? For a young investor from Gainesville, who bought 2 top unfinished floors in a brand n...
