I am posting about Plaza quite regularly. This one is about the inventory, sales, and some fascination with predictions. Active units There are 13 units for sale in The Plaza Resort & Spa. The lowest priced ocean view unit is $45,900. There is another unit for sale for a bit less than $50K making a total of 2 units under $50K. 6 units between $50K and $60K. Then there are 3 units in the $60s, one for $75K and one for $99,900. If you are trying to make sense of these numbers, figuring that the unit for $99,900 is somehow better than less expensive units, don’t. There is no rhythm or reason for that. Let’s say the lowest priced city view unit is $50K, and the unit for $45,900, which is ocean view, should have more value… First direct oceanfront unit is for sale for $69,900 and a unit for... 03/27/2018

The Plaza Resort & Spa I have wanted to attend a meeting at The Plaza Resort & Spa for years now, but it somehow did not happen until very recently. It was an annual meeting, and you can read about the election here. Here I would like to pay attention to things happening in The Plaza Resort & Spa, changes that we soon would see in Plaza. Plaza suffered a serious blow from hurricane Matthew in October 2016. 12 and 14th floor of the tower got a lot of water damage and were out of commission for several months. The front of the resort lost quite a lot, making the service elevator shaft naked. Just very recently the tower was completed. Plaza Elections I was very curious about the Plaza elections, as 100 condo units out of 323 units are in the hands of the lender, that got the property from the developer in a bankruptcy case. The lender now owns 100 condo units besides the commercial space and the operation of the resort.There are two associations, and the Master Association controls the commercial space, the Front Desk, and the operation, and it is run entirely by Lender’s representatives.Then there is the Plaza Resort & Spa Condo Owners Association. Sea DipSea Dip  is a 5-story 134-room Daytona Beach condo-hotel. It is one of the oldest condo-hotels in the area – it was built in 1960. In early 2000 it has undergone concrete restoration. The first condo-hotel to go through that. The Plaza Resort & Spa in 2017Wow, wow, wow. Haven’t checked Plaza Resort & Spa in 2017 at the very end of the year and can believe how fast things have changed! Only 7 unit for sale in Plaza. I do not remember low inventory like this for a very long time. Actually, I doubt we ever had the inventory this low. It is just a bit over 2% of the total units, which is a very low number.A year ago there were 24 condo-hotel units for sale at Plaza, and we thought this was a low number.Should be a sign of Sellers’ market, but it is not. Actually, according to last Zillow market report, our market is healthy and is 50% Buyers’ market, and 50% Sellers’ market.
