Fountain Beach Resort at 313 S Atlantic Avenue in Daytona Beach is a 148-room Daytona condo-hotel located in the heart of Daytona’s beachside, second building south from the intersection with the International Speedway Blvd. Not the fanciest condo-hotel, but compared to other Daytona condo-hotels is in the middle of the list. Built in 1970, this condo-hotel offers 117 individually owned and decorated rooms and vacation suites. The property features a large oceanfront sun deck with pool, a kiddie pool, covered parking, and guest laundry facilities… No operational Front Desk adversely affects the condo-hotel. Previous management company could not survive in the slow economy, and had to leave. Times are better now, and we might some day see the Front Desk there again. 8 studio units for sale at this time starting with $45,800 and going to $78,900. It is slightly less than a month ago, but the difference is minimal. 10 units were sold in September 2014. Last year in September there were 15 units sold. Lowest priced unit is $27,500 for an ocean view handicap studio in Oceanside Inn and the highest is $219,900 for a 1-bedroom/1 baths ocean view unit in Daytona Beach Resort & Conference Center. Both prices are quite low. 5 units are on the market for less than $30K. So, if you are looking for a big drop in prices, and are ready to jump, don’t. It is only 3%, which clearly shows that this is not the dominant price on the market. This question came to me in email. It is about Daytona Beach Resort & Conference Center (DBR&CC). I do not know their line-by-line expenses, but I will try to answer in general. Association Dues stem from the budget. The Association establishes the budget, and then divides it among the condo owners. In DBR&CC they go by the room, so it does not matter what size, every room is assessed the same. Now it is $475 a month. For quite some time it used to be $450. Hawaiian Inn, using the same by-room assessment, charges $450. Plaza Resort & Spa charges $555 a month. So, which factors play a role?
