The condo market is quiet and even dull in Daytona Beach area. Excellent opportunities are around, but no takers. Guess our condo buyers are stuck in the snow up north... March is the time for bikers, and Bikeweek starts on one week. It runs for 10 days, and there will be hundreds of thousand bikers in town, all hotels will be packed, but this is not the time for real estate. It is the time for bikes and beer. After it is over, then part of the bikers stay for another week and they are the first real buyers of the new season. That’s how it used to be, and that’s what we hope will be this year as well. When we say "Daytona", we usually mean 7 municipalities. They are Daytona Beach, Daytona Beach Shores, Ponce Inlet, Ormond Beach, Port Orange, South Daytona and Holly Hill. Today we are discussing beachside condo market and we will be using MLS data only for the part of Daytona Beach, which is between the ocean and the Intracoastal, and which is in the 32118 ZIP code. We are doing it because majority of condos in the area are on the beachside, and there is more commonality between them than between Beachside and mainland condos. To make it fair, we eliminated one lowest and one highest priced condo to better reflect the actual market conditions, as it is very easy to get a distorted number because of one single crazy number. Daytona Beach Condo Market. Beginning of 2015. There are 68 condominiums in Daytona Beach, and this number does not include condo-hotels. These condos are both on the beachside and on the mainland. Daytona Beach has only a handful of oceanfront condos, but there are more condos on the Intracoastal in Daytona Beach than in Daytona Beach Shores. Many of the condos in Daytona differ from condominium buildings in Daytona Beach Shores. The difference is that all condos in Daytona Beach Shores were built as condos, while in Daytona Beach there are plenty of conversions, when apartment buildings were converted to condos at the peak of the market. Telephone calls with questions about condo-hotels mostly come because people see unbelievably low prices of condos on the ocean and they get fascinated. Where else can you buy a condo on the Beach for less than $30K? When I try to add a tiny bit of reality to the imagined sand castle, they often don’t want to let the dream fall apart. - Where could I get all the rental program rules and regulations for a particular Condo-Hotel? That would further help me determine if these types of condo hotel properties are right for me.   This is the email I received today. Our area does not have a winter pattern at all. Summer is a different story. There is a clear pattern, which is pretty simple. Hot, humid, with afternoon showers… In this sense our winters are not really ours, they are determined by the weather in other parts of the country. We can get a spill of arctic air, or what’s left of it, and it can get chilly, or cold air from New England, or a brush of cold air from the Great Lakes. While for many areas this price for a 3-level penthouse right on the ocean wouldn’t sound like a big deal, for Daytona area it is a big deal. Special Assessments in condos happen when there is no or not enough money allocated in the budget to do the work, that needs to be done. If the Assessments have been voted for and ratified, in Florida they are usually paid for by the Seller. So, does it matter for the Buyer? If you are looking to buy a Daytona condo, this is good to know. Because Special Assessments are to do the remodeling, and when condominiums (and condo-hotels) go through remodeling, the prices there always drop, and often quite significantly. In the morning when I see standard requests for information about a condo-hotel unit in my email, I can already tell which unit it is about, and I rarely miss. Nowadays, it is about three units for $27,500 in Daytona Inn, a condo-hotel. What I do not like about these requests is that it takes more time to respond by email, than what they are worth. I would rather receive a phone call, and in 2 minutes the Buyers understand that the use of this unit is limited, and I have yet another 28 minutes saved from typing (yep, I am a slow typist).
