Ocean Walk is by far the nicest condo-hotel in the area. So nicea, that they do not even consier themselves a condo-hotel, and proudly call themselves condos. Which is fine with me, you can call me a pot for as long as you do not stick me into the oven...But remember  that if you quack and all that? So for me a resort with the Front Desk operation and minimum one day rental sounds like a duck condo-hotel.It is the newest condo-hotel - OK, OK - condo, built in 2001 and 2004 (there are two towers). The great part about them is that they were not conversions, meaning that they were first hotels, and then converted to condos. These were built exactly the way they are used now. It is middle of November and quite time to revisit Fountain Beach Resort. I was always fond of trying to find indirect indicators of the market condition for a property and wider local market, and I believe one of them is the ratio of units for sale to the total number of units (when talking about condos and condo-hotels).I remember reading that 7% is this “healthy” number. For years watching condos in the area I use it and so far it gives you a pretty good idea of the market. Pendleton Club condominiums is one of the first 3 condos built in 1963. Actually one of the very first not only in Daytona, but in Florida. At that time Pendleton Club with these 2-bedroom units with a bit over 1,000-sq.ft. living space and 196-sq.ft. balcony, was a very fancy building. Plaza Resort & Spa has 82% positive reviews according to Tripadvisor.com as of September 21, 2015. Which is darn good, by the way. And it tells you that this is one of the best condo-hotels overall. And if I say that it is in trouble, that may raise eyebrows.But it is true. Plaza Resort & Spa and Oceanside Inn are both underpriced today, and it is because both have problems.One problem is Special Assessment. Not that great, of course.Daytona Beach Club is a 117-room oceanfront condo-hotel, which at one time 6-7 years ago lost the rental management company, and since then they do not have the Front Desk. Does it affect them? I believe it does, and it is an adverse effect.I believe that a condo-hotel should have a functional Front Desk. But it is difficult to survive with small condo-hotels. Labor day came and gone, things are getting slower, it is just a notch less hot, and it starts feeling cooler and nicer. The water in the ocean is still at the peak, 83F. August is over and it is time to look what is there on the market, which I would recommend to my friends and clients.Criteria: Beachside (between the Ocean and Intracoastal) Price $150K-$250K Over 1,000 sf MLS returned 119 condos for sale fitting these criteria. Some are very small, also there are more than one condo in a complex/building, so after removing them I ended up with these 24 condos. Some are oceanfront buildings, some are not, but have exceptional views, or newer and much larger... Whatever is more important for you.Let's look at sales. From January 1 to August 31 in 2014 there were 193 condos sold in this category. This year in the same period of time there were 194 condos sold. Seems the market is still flat. The Buyer checked the Property appraiser's website and is worrying about financing her purchase because the asking price is higher than the tax assessment. It is simple. Mortgage people do not base their decision on tax assessment. They base it on Appriasal.Tax Assessment of a property only indirectly reflects the market values.
