Daytona Inn Beach Resort is a condo-hotel in the heart of Beachside. Actually, it is right by the side of this arch over the ramp to the Beach “World’s Most Famous Beach”You simply can’t be more “central” to the beachside than this.The Condo-hotel was built as a Hotel in 1961. When I started in Daytona as a Real Estate broker in 1999, it was already a condo-hotel for a few years. Hurricane Charley in 2004 took it roof off but not much damage overall. But for a condo-hotel built in 1961, the time came for concrete restoration, and for owners this means Special Assessment. The Special Assessment is done in phases, so it would take them some time to do the whole building. Daytona Beach Club is a few blocks north of International Speedway Blvd. and only couple of blocks north of Main Street, the bikers’ Mecca of the World, or where it used to be before…A 117-room condo-hotel. L-shaped building with 7-story part facing the ocean and longer leg with ocean view and limited or no view units in the 6-story part of the building.Underwent major renovation a few years ago, concrete restoration work on the garage, but when you think that now it all should be fine for years to come, it is not. Ocean Walk is the only condo-hotel in Daytona Beach, which was not originally built like a hotel and later converted to a condo-hotel. It was built this way. And this also makes it the newest condo-hotel on our horizon. 19-story South Tower was built in 2001, and 25-story North Tower was built in 2004.I lived not far from where it stands now, and I remember walking the streets late in the evening. Daytona was either full of people, if the event was in town, or it was dead. Year over year detached single family home sales fell by a double digit percentage almost as great as the year over year median price increase.According to the Daytona Beach Multiple Listing Service (MLS), for the month ending on February 29, 2016, 318 existing single-family homes (detached) were sold in the Daytona Beach area with a median home sales price of $183,500. The figures represent a 21 percent decrease in total sales and a whopping 22 percent increase in median sales price, year over year.
