Built in 2006 in Daytona Beach Shores, Oceans Grand is the last high-rise building in the Oceans complex. The city is now limiting the height to 120’, and, of course, they are proud with this far from wise decision. But who said that government is supposed to be wise? There are 189 units in 21-story Oceans Grand (no 13th floor). It is a triangular building with rounded corners. Each corner is a three-bedroom unit. 3rd floor and up has 7 two-bedroom / 2 baths units plus den, and 3 corner Three Bedroom/three baths units. First and second floor has only 3 units each. There are 256 condominium units for sale in Daytona Beach Shores as of April 1, 2012 starting from $69,900 and going all the way to $1,200,000. 13 condominium units out of 254 are 1 bdr unit starting from $104,900 900 to $229,000. 109 condominiums are 2 bedroom units starting from $69,900 900 and the highest price is $599,900. 127 units are 3 bedroom condos starting from $189,900 to $1,200,000. And there are 7 condominiums with 4 bedrooms starting from $369,900 to  $999,000. I actually do not know how many condominium units are there in Daytona Beach Shores, but with about 2,250 units only in the Oceans, there are probably another 2,250 in all other Daytona Beach Shores. I received a call earlier today from an agent who sells foreclosures. He told me that tomorrow he is putting on MLS a listing on a double unit in Oceanside Inn in Daytona Beach Shores. He always calls me when he gets the notice from the Bank, because I sell more condo-hotels in Oceanside than everybody else combined. This is a double unit on the south side, good view of the pool and the ocean, and exceptional price of $47,900. Look at the list of units in Oceanside Inn. The lowest priced double room on the south side is unit 803 and it is $54,900. This unit was sold at the height of the market in December 2005 for $247,500. It is not a joke. This is a sad story. An older lady owns a condominium unit free and clear. This is a 2 bedr/2 bath direct oceanfront unit with gorgeous vistas of the ocean. Even from the bedrooms. The unit gets on the foreclosure list. The plaintiff is the condo Association. The judgment is a bit over $7K. We can’t believe our eyes. Checking county records, and can’t find any mortgage. Check clerk of the court’s site and can’t find anything there. Asking the manager, no info except that seems like there is no problem with the unit itself. Daytona Beach Shores. March 2012 Daytona is getting ready for summer. Bikers are rolling out, two weeks of  fun, noise and roar of thousands of Harley is practically over, and this starts our real estate hot and passionate season. People think that Bikeweek is a big deal in Real Estate, but it is not. It is the opposite. It is dead as it can be. And same thing during the races. People come with agenda. I have posted about Oceanside Inn, a premium condo-hotel  in Daytona Beach Shores, on March 9, just 2 days ago. At this moment I knew about a big change for Oceanside Inn, but did not know the details, and, what is even more important, what it means for the owners of condo-hotel units in Oceanside Inn. Several months ago Integra Resorts, owner of commercial units in Oceanside Inn, and who were running the Front Desk operations, have sold their Orlando holdings to Wyndham Resorts. Wyndham did not want to include Oceanside Inn in the purchase. Oceanside Inn. 1909 South Atlantic Ave., Daytona Beach Shores, FL 32118 Oceanside Inn in Daytona Beach Shores is on my list of preferred condo-hotels in Daytona Beach area. You run into people here who are genuinely nice and – a big plus - professional. In my opinion this is one of the best conversions from a old rundown hotel to a decent condo-hotel. The company, that runs the Front Desk, owns the first floor commercial space and has vested interest in the success of operations (unless they decide to sell their interest). This is supposed to add stability to the longevity of the condo-hotel. Hawaiian Inn Resort. Market Snapshot. Daytona Beach Shores. March 2012 Hawaiian Inn Resort is a popular resort in Daytona Beach Shores. It has been converted to condo-hotel a decade ago and since then enjoyed popularity among both owners and guests. The resort has undergone massive renovation in the last 3 years. Concrete restoration has been completed. The sliding doors, which were not included in the Assessment and were the responsibility of owner, have been installed, and it is a fully functional condo-hotel at this time. Quiet "Winter" morning on the Intracoastal in Daytona Beach Shores We are getting just days away from February, but the temperature is more like in March, and in the last week even the water in the ocean went up from 66F to 68F. It is really comfortably warm, and in the car you need AC. It was 76F on the beach at 6 PM. Absolutely not bad. Once upon a time there was a listing. Price for this 3 bdr /3 bath oceanview condo in Daytona Beach Shores was very good, and I rushed to call the listing office for the showing instructions. There was a slight hesitation, and then I got the listing agent on the other line. And we know each other. - Jon, it is actually not for sale at this particular moment… I was puzzled. It is on MLS as active, so what is the deal? Daytona Beach Shores 3 bedroom condos on the ocean start at $190,000. There are only two 3 bdr condos for sale for less than $200K. Not a big number by any stretch. Lowest priced 3 bedroom unit sold in Daytona Beach Shores in 2011 was a unit in Sea Fern ($114,500), but still only 3 units were sold for under $200K. In 2010 there were fewer units sold, but the lowest priced oceanfront unit was $200K. This is not surprising that we see more activity in the 2 bedroom segment, than in 3 bedroom, but the gap is not wide and usually 3 bedroom units are next to start going up. I am looking at 2/2 units for sale in all oceanfront buildings in The Oceans in Daytona Beach Shores. Changes from just a few months ago are stunning. The lowest price went up from $110,000 to $174,900. Such a dramatic rise in such a short time during the slowest season in Daytona is remarkable. Total number of 2/2 units for sale is 40 in 11 Oceanfront buildings is really a small number. This is just another striking sign of decreasing inventory, which usually is accompanied by increase in prices. If we look at sales, there were 36 units sold in 2011, starting from $110,000. Out of these 36 units 22 units were sold for less than the lowest price for a 2 bedroom unit today. This question came from Trulia. I thought that to someone who has not been to Oceanside Inn, it is really not clear what "double unit" means. So, here is the explanation. Oceanside Inn at 1909 South Atlantic Ave., Daytona Beach Shores, FL 32118 was a 192-room hotel. It was completely renovated and converted into condo-hotel in 2002-2004. This is how hotel rooms became condo units. Those that were single rooms (with a kitchenette and a bathroom) are called "studios. They range in size from  406 sf to 543 sf. Maintenance fee for those varies from high 200s to low 300s depending on the size. Some of them were combined and the doors were put between the rooms. My wonderful out of state client bought a condo in one of the nicest condo buildings in Daytona Beach Shores, and he likes it so much that he tells his friends and relatives about the opportunities. He thinks that the time is right and this makes a lot of sense to buy the most beautiful condos for half of their price. Which makes two of us. Every week I get calls about condos in Daytona area on the beach, and the first question is whether I can get them information about REO units (owned by the banks) or Short Sales. What puzzles me is that people are not asking about best deals. They are asking about REOs and Short Sales. Perfect evening in Daytona Beach Shores. Air temperature – 83F, water temperature – 83F.  It all changes tomorrow as the first cold front is coming and for the first time in several months night temperature will fall below 70F. They say that on Saturday we will not go higher than 78F, and after high 80s and low 90s for months, it will feel like winter (don't laugh at me, it is all relative...) But today I am enjoying this warm temperature. The water is so perfect, that I did not want to get out of the Ocean. This is the beauty of living in Florida.     There is always room for few good people to join us in Daytona Beach Shores as full time, or vacation owners. The Market can't be better for the Buyers.
