I usually take my long walks on the beach in the evening, when the sun is low, and UV exposure is at a minimum. But today I went to the beach at 9 in the morning, as in the evening we are eating out with the family celebrating Mother’s Day. The park in Daytona Beach Shores where I go was still not packed, and I had no problem parking the car. Bella Vista Condominiums, built in 2007, is one of the most luxurious and beautiful condominiums not only in Daytona Beach Shores, but in the whole area. One of the 5 in the so called Costa Bella collection (3 out of 5 were completed) by Cook Development. This was one of the condos came with the wave of the high prices of the hot market. Dear General Manager, Please cancel rental of our unit xxx as it is ridiculous that we pay fees ($ 120)  to rent it rather then making a revenue I received this email today. It was not to me, it is to General Manager of a condo-hotel in Daytona Beach Shores, but the owner, my former client, copied me. So, here we are. February 19, 2013. Daytona 500 is just in few days, every room in the area is rented for the highest amount they ever charge during the year, and my client wants out, because he received the invoice for $120…for the month of January. So they decide that it does not make sense to keep ithe unit on rental, when not only they did not get any money, but had to shell money out of pocket. Yes, $120 is not the amount to break the back, but does it make sense to lose so blatantly?...

A customer liked this fully remodeled 2 bdr/2 baths condo in Oceans Seven Condominium in Daytona beach Shores, which my agent showed to her. She needs financing, and financing is not easy for condos, so I suggested he sends her the contact info for a mortgage broker, who is doing a stellar job and really knows condos in the area. To the point that he knows which of them have litigation, which can affect financing of a condo. We forwarded her the contact information, but she told him she was already talking to Bank of America, and they offered her very good terms. The bank offered her at 20% down, and my guy said she needed 25%. Sunday was the last day of Biketoberfest, the smaller version of a bigger biker event, a ten-day bikers' marathon in March. Biketoberfest is a smaller event, only 4 days, at least this year, as the city is approached about extending it to 10-day event. Anyway, this year event draw bigger crowd than last year, giving hope of the return of busier times in the future. One weekend before Biketoberfest Daytona hosted the Wings and Waves Air Show, which was a huge success, and brought couple of hundred thousand spectators to the beach, so both events descending on the beachside Daytona made a positive affect on the Beachside Hotels. As of October 15, 2012, there are seven units in Oceanside Inn, a premier Daytona Beach Shores condo-hotel. Oceanside Inn's address is 1909 S Atlantic Ave., about a mile from the intersection with International Speedway Blvd. For a 191-room oceanfront resort it is a very small number. Really very small… Interestingly, in other condo-hotels the inventory is growing but this is not happening in Oceanside inn. Today Oceanside Inn may not be the cheapest condo-hotel, but it looks like it ofers the best value. Take, for example, unit 816.   What is happening in Hawaiian Inn? Checking MLS and it shows that there are 18 units for sale as of today, October 15, 2012. From $54,900 for 248-sf unit to a 674-sf one-bedroom unit for $159,900. Inventory has been on the rise since March. But growing inventory in Hawaiian Inn has not yet resulted in lower asking prices. Daytona’s market is seasonal and it slows in winter, so it is quite possible we might see more units popping on the market, which may trigger some adjustment of the market, especially after the elections are over. Often times condo rules do not allow MLS locks, and listing agents have to either provide keys or come and open the condos for showings. We are on our routine Sunday morning walk on the beach. There is a guy standing with the phone. The white Beach Patrol truck stops, the officer gets out, bends down and picks up a… tiny baby turtle, and puts the turtle to the bucket and goes back to the truck. A girl asked the officer where he was taking the turtle, and he said that he was taking the baby turtle to Marine rehabilitation center in Ponce Inlet. Wow, we were a few steps away and did not even notice the turtle. We looked around and saw a nest maybe 120 yards away. Most probably the turtle was from this nest, but instead of going towards the water, moved parallel to it, and quickly got exhausted. Oceanside Inn is one of the best condo-hotels in Daytona Beach Shores. This 191-room hotel was converted in 2003-2004, was tested by 4 hurricanes of 2004, and we thought that we were not going to see any Special Assessments there any time soon, and I was wrong. The parking garage concrete structure had problems, and it turned out trying to fix it was too expensive and did not make sense, so the decision was to replace it, and this was an expensive proposition. It is still not clear what the final verdict would be, but for now the announced assessment was set at $550K. It is August, the hottest month in Daytona. Not that July is any cooler, and not that coming September is going to be any cooler, at least until the 30th of September… And no, I am not complaining. Hawaiian Inn Resort is a family oriented resort in Daytona Beach Shores. Excellent grounds, outdoor and indoor pools keep the kids busy and happy. Families love  it and come year after year. Hawaiian Inn was built in 1965. It was converted to condo-hotel in 2000-2001. Recently the resort has completed massive renovation, that took them nearly 3 years. Concrete restoration is by far the most expensive work any condo or condo-hotel may endure. Not sure about the pride, but Oceanside Inn is on my list of preferred condo-hotels in Daytona Beach area. People here are nice and professional.
