I have 2 listings in Imagination Farms in Davie Florida.  They are extremely well priced 4 bedroom acre homes with pool and lake. Both are offered as "short sales."  My phone has not stopped ringing with buyers requesting more information on them. The gated community of Imagination Farms offers privacy with the acre lots and lake lots. The homes are spacious and most are nicely upgraded. The location is perfect for commuters with easy access to highways, shopping and schools. In a previous blog I talked about how Poinciana Parc in Davie and Royal Palm in Davie are popular to many buyers.  On Thursday, I closed on a Poinciana Parc Townhome for the asking price of $199,900. I had a contract on the home within 24 hours of taking the listing and while the file was in pending status, I recieved at least 20 calls from my advertising which proves to me buyers are very interested in the area.

I have been selling homes in Poinciana Parc  and Royal Palm for 8 years.  I've watched as the home prices reached the low $500,000 range with the townhomes selling for up to $350,000.  Recently, after the horrific fall in Broward County real estate prices, I saw the largest model home with a pool and upgrades sell in a Short Sale for $250,000 and a townhouse sell for $162,000. The good news for Poinciana Parc is that, although low, the well priced homes in the neighborhood are still selling, and most are selling in as little as 30 days.  I am closing on a Poinciana Parc townhome this week.  I received a full price offer the first day on the market. I've been busy selling Davie real estate to the herds of students looking for housing near Nova Southeastern University.  It is a great time to be selling condos near the NSU campus in Davie. Many of the student's parents pay cash or get conventional type loans, which opens up the doors to many condo options.  Because they need the housing in a month or two, they are not interested in short sales...what a relief!

But being angry at short sales and/or not showing short sale listings is probably not the solution to surviving and being successful in this market. As a short sale listing Broker I have compiled a lot of experience listing and negotiating short sale transactions that have made not only my sellers, but the buyer's and buyer's agent very happy. I currently have 5 short sale listings in Davie, FL.   All have received one or more offers in the past 2 weeks.  This looks like a sign to me that the trends are changing.  Buyers are starting to jump on the low prices and interest rates.  The offer were all realistic, not ridiculously low like I was getting on other short sales over the past year.  Lenders are still taking 60-90 days for processing but it seems like they may be getting a little more organized (or maybe we realtors are getting better at submitting complete packages!) Anyway, I am hopeful that maybe things are starting to slowly shift for us  with the short sale inventory and maybe someday in the future we can get back to the business of  selling homes instead of processing paperwork.
