As many as you know 2 years ago when Wilma came through most of South Florida was without power. Gas stations had the gas we needed but had no power to supply the gas. Grocery stores as well lost alot of produce and meat because they had no back-up generators. So it became mandated to have generators at gas stations and grocery stores. Do you know which gas stations and grocery stores have them? Well here is a list for you cities.Publix Generator Equipped Stores in Broward CountyCoconut Creek- Shoppes of Coconut Creek- 4849 Coconut Creek PkwyCoral Springs- Publix at Sawgrass- 5950 Coral Ridge Drive, Riverside Square- 8160 Wiles Road, Palm Springs Plaza- 10301 Royal Palm Blvd, Ramblewood Square- 1305 University Drive, Lakeview Center- 1400 Coral Ridge Drive, Brookside Square- 10701 Wiles...

With pre-foreclosures on the rise in the nation and here in South Florida you're probably wondering what are your options to avoid foreclosure.  First and foremost, DO NOT IGNORE YOUR SITUATION as you do have some options.  You need to stay in touch with your lender no matter how hard it may seem. Depending on your situation your lender may be able to work out a plan with you to get you back on track.  If that avenue fails, you might be a candidate for a short sale. As a Realtor who is consulting in Short Sales, I'd be able to help you with a short sale where I would work directly with your lender to find a buyer of your home and negotiate with your lender to get them to accept that buyer's offer as payment on your loan. I offer Free Consultations so don't delay and call now as you'll b...

Strolling down the blog avenue of Real Estate here in Coral Springs, Florida I thought I would talk about what clients expect  from their Realtors.  Don't settle for less today. If I were a client I'd want attentiveness, communication, loyalty, top notch marketing, dedication and  a strong work ethic and of course skill in getting their home sold or in finding them their perfect home.  Why would you settle for anything less? I will always remember that the client comes first.  It has to be a Win - Win for all and that can be accomplished with a little hard work.  We just need to let our passion speak for itself  This has got to be one of the most gratifying businesses out there - our homes are what so many of us are all about.  Look at all that goes on in the home; memories that last a ...

I have been in Real Estate now for about a year. Recently I have been prospecting quite aggresively. I have been farming sending out property update reports every 60 days, passing out business cards. I wear my name tag and if I don't have my name tag I wear my company T-shirt. I have been getting a pretty good response, especially from my update reports, seems no one is farming this area. But what I also have been noticing is the fact that my Husband has also been prospecting for me. He hands out my cards to anyone he runs into. He works at a hospital, so he talks to everyone there. I have now got two listings from the hospital. How cool is that. I guess I didn't realize he was prospecting for me. Makes me appericate him even more. It also comes to find out that his parents are also pro...

On my previous post I  gave a list of what needed to be done prior to a storm. On that list was - Assess your home for weak areas-Here is a list to Safeguard your Home.1. Assess the Roof-  Check the roof- Hire a license professional for this. It can be very dangerous if you don't know what you are doing. Shingles, tiles and panels should be fastened down tightly. Making no room for wind to pull them off the roof.2. Trim your Trees-  Trim trees regularly and remove weak branches. Do not trim them when a storm warning is issued. They will be projectile items.3. Check all doors-  Solid wood doors and hollow metal doors are more resist to wind and flying debris. Make sure they are secure and that the hinges are tighten.4. Shutter your windows- If you already have shutters installed now is t...

We are now in the peak season of hurricanes. Are you prepared? Do you have a plan? There should be a list of items that you have taken cared of before a storm should strike. Here is a list.          Develop a Hurricane Plan1. Hold a family meeting- Everyone in the home should know what needs to be done in case a storm should hit. Each person should have a check list so its not all on one person- Things get forgotten that way.2. Discuss whether or not you will need to evacuate- If you live in a evacuation zone know where to local shelter will be. If you own pets there are certain shelters for them where you can take them with you. You need to register in advance for those. They fill up quickly.3. Ensure you assests are protected- Take pictures of your home inside and out. If you have exp...

I read this on my site from Cafemom and ask if I could share this with the community here on AR. She was more than happy. So read this and tell me what you think? I know my heart skipped a beat.DADDY'S EMPTY CHAIR A man's daughter had asked the local minister To come and pray with her father.  When the minister arrived, He found the man lying in bed with his head Propped up on two pillows. An empty chair sat beside his bed.  The minister assumed that the old fellow Had been informed of his visit.  'I guess you were expecting me, he said. 'No, who are you?' said the father. The minister told him his name and then remarked, 'I saw the empty chair and I figured you knew I was going to show up.' 'Oh yeah, the chair,' said the bedridden man.  'Would you mind closing the door?' Puzzled, the m...

So now that you got your listing where do you go from here? Now you need to take care of your clients. There are multiple steps to take to service your listing. Here we go:       Talk to your sellers at least once per week. Tell them everything that is going on, whether good or bad. Use Realtor.com it statistics to illustrate activity and request price reductions if necessary. Know the area comps and help the customer/client know their own market. This will help when it comes time to negotiate. Send recent related articles to seller. Call those who have shown the property in the past with price reduction information. Communicate showing feedback to your seller. Hold regular open houses. Stage to property well inside and out. Update photos. Update the remarks and comments in the MLS. Be ...

I know a lot of you like me have been paying extreme homeowner's insurance premiums. But did you know if you had an windstorm inspection company come out and inspect your home for the average price of $150. They will be able to reduce your premiums. I know from experience. I recently had my home inspected, I sent my form over to my insurance agent and writing with a new insurance company, my premiums were cut more than have, and on top of that I am entitled to a refund for the difference I paid this year. If this is of any interest let me know. I can send you the name of the company that did my inspection and I can refer an insurance agent as well.Jeannette Neerpatwww.Neerpat.com Jeannette@Neerpat.com
