Well week 8 is finally over and it was the hardest one yet. This challenge was in 2 parts. First the Word Doc then the video showing what Your Declaration of Value is! Seems easy enough, NOT!!! Many of us were having such a hard time with this one. At first it seemed easy enough and they all did at first, but when it came down to the end the juices were not flowing. It could have been that after 7 weeks or intense challenges my brain, well all of us as a matter of fact, were FRIED!!!  Last night I was up to about 2am trying to upload my video then come to find out it was the wrong format. Back to the drawing board. Up at 6:30 trying to get some of the Word Doc done, then run to take my son to his Doctor appointment. Run back home to redo the video. Get those uploaded and converted to th...

The city of Coral Springs Florida is very proud of being the first city in the nation to receive the Malcolm Baldrige National Quality Award. It serves as a model city after receiving this prestigious award on April 23, 2008. The city has been striving to be the best for its residents and businesses since it has been following the criteria specific to the Malcolm Baldrige National Quality Award that started 15 years ago. What exactly does this mean to you as a resident of Coral Springs or as a local business owner? It means that the city listens to the wants and needs of its residents. You as a resident voices your concerns and this city listens to you. Keeping taxes low here in the city will mean that you get more for your money here in Coral Springs. Bureaucracy doesn't have its place...

You now have your home listed for sale in hopes of avoiding foreclosure. What do you do? Is there anything special in preparing your home for sale as a short sale? The guidelines and rules for selling your home as a short sale are basically the same as if you were offering your home for sale without it being a short sale. What do you need to do, as the homeowner? What does your home look like from the road? Remember the importance of curb appeal. You want to get the buyers to want to come in. Sometimes, however this may be difficult if funds are low and you can't afford to keep it up. Simply do your best for your situation. Once inside your home, you'll want to keep it neat and tidy. Short Sale or not, buyers prefer neat and tidy. Short Sale doesn't have to mean uncleanliness and mess. ...

I thought this was going to ake a long time to get here, but the papers show it opening up today in Hallandale Beach. So if your car is capable of getting this type of gas, by all means do you have any idea how much money you can save? Here is a small clip from the Sun-Sentinel newspaper. South Floridians with flex-fuel vehicles now have more options in Broward County when fueling up. On Wednesday, the U-Gas at 990 W. Hallandale Beach Blvd., became the first gas station in Broward to offer E85 fuel, a blend of 85 percent ethanol and 15 percent gasoline. Flex-fuel vehicles can run on either ethanol or gasoline and auto makers like General Motors, Chrysler, Nissan and Ford are leading the charge in their production. To launch E85 in Broward, the gas station offered an early bird deal of $...

I do not know exactly what 2 expect from this , but with all the joys and frustrations of the work and the world I fell the need of liberating all my thoughts and make everybody that is interested part of my life. Well it has been 7 weeks of intense challenges. I know that some of you have been following and others that have not. I have learned such a great deal in these last few weeks. I started this contest with not knowing what to expect. Being in the field for only 2 1/2 years I felt I didn't have what it would take to get me through this contest. Knowing that and going every week with my normal routine with Real Estate, my family and other things and this contest making sure I have all I need to get me ahead, not only to win, but to move forward to the following week. Most of these challenges have been extremely hard for me. Having to get and put all this information together in 5 days is not an easy task. I didn't have the proper foundation to get me going. I recently changed Brokers and he...

I don't know about you, but with everything going up I need a way to save money. Looking through the Sunday paper never gets me the coupons I need. So doing a little research yesterday I found two websites that fit me perfectly and it was free. See most coupon websites charge you a fee for using there coupons but not this one and I found several products that I buy for my family. So it was handy. Unforunately I found it after I went grocery shopping yesterday. I will have it for next time though. Here are the two websites I found. See if they work for you. Let me know if they are handy for you! Free coupons and here  I have never been a coupon person but these prices are getting ridiculous!   Happy hunting everyone!

OK I was tagged back during Memorial Day weekend by Marc Grossman. I told him when I got the chance I would get it done. Since the Makeover2Takeover contest I haven't really had the chance to do it. So I will do it now. So without further a do, here we go!   Who’s your favorite musical artist? Wow I have a few, but to narrow it down, hands down it would be Marc Anthony!! I have been listening to him since I was a little girl, my parents would always paly his Salsa songs, now that he is married to Jennifer Lopez they have been doing quite a few songs together. This song was done before they got married, even before they started dating!       Who is your favorite artist? That would have to be Alfred Gockel. We have several pieces of paintings of his throughout my home. One in the dining r...

Well today is the 4 of July- Independence Day. I hope it doesn't rain today. It seems that every year it rains and the chances for fireworks goes down. I am looking to video it today with my new Flip video and post it here.    How do you spend you holiday with your families. This year my husband is working the day so we will BBQ when he gets home and then head over to the park to watch the fireworks if it doesn't rain. I look forward to it. Then we will head back home and do our own fireworks.               Have you taken pictures of the 4th of July fireworks? I would love to see them posted in the comments section. And if you take video, please leave that here as well. I love to see how others spend there holiday!

Here is May's market report.   Here is for 2008, for all of Broward County.                                   Market Report for 2007. Can you see the difference between the two years? There was about 500 more homes and condos sold for 2007 than 2008.  About 50 more residential income and improved land. Business opportunity was about the same.

There should be! I'm looking for Buyers recently and once again I'm flabbergasted to come across listings without photos, few photos or poor quality photos. I just don't get it. Are we in a market currently where homes sell the minute they hit the MLS with multiple offers coming in? That would be a Sellers market wouldn't it? We're in a Buyers Market. So what does that mean? It means as a Professional, dedicated Realtor, I have to do all that I can to make sure that my customers listing stands out from the pack. Hmmm, one way I could do that is by having photos; photos that will tell the best story that you can for the property that you're trying to sell. Is this going to cost me a whole lot of money to do it? No. Will it take up some of my valuable time? Yes. Is it worth it? Most with ...

Well I'm sure you all know that I was on vacation!!! Man did I need it. Took some files with because of course now that I go on vacation I get so busy. Anyways, one of the nights we were going to dinner on International Drive there was a VW Beetle that drove by us and my kids thought it was tooo funny! The restutrant was for Boston Seafood, an all you can eat seafood place! I thought what a way to advertise. I use to have magnets on my car, but when I changed offices I didn't replace them.  Here are some shots of the car! It took me forever to get a shot, this little car was driving so fast. My husband had to catch up to it just so I could take the shot. Look how big this lobster is! Its HUGE.  I called to see how much it cost to eat there. Before 6 pm it was 34.95 and after 6 pm is 39....

City of Tamarac is a Hidden Gem. Most people think of Tamarac as an Active Adult Community, they don't realize how peaceful and relaxing city it can be. I have been living in Tamarac now for 11 years and absoultly love it!!! History Lesson July 25, 2008 marks the 45th Anniversary of the incorpartion of the City of Tamarac. It was back in July 1963 that Kenneth E. Behring, the originial developer of the City, along with his attorney William Morse( who became our first Mayor), obtained the articles of incorporation for the new City from the Florida Secretary of State. Originally envisioned as an active retirement community of reasonably priced homes offering a maintance free lifestyle, the City has grown in one of the most sought  after  locations for the retirees, empty nesters, famili...

Chase the Lender, a real pleasure! I closed on a short sale today for a client of mine and it was truly a daunting Short Sale. The property wasn't an easy sell as it really didn't stick out and say "buy me"; not visually appealing, no upgrades, ground level porch faced a parking lot and the condo association didn't allow this unit to ever be rented. Oh my gosh, who wanted such a home. We found a first time home buyer who couldn't wait to move in and out from home! Perfect. The Lender was Chase, very organized and on the ball. I received approval after 56 days. Good. Now we had to close. Buyer's Agent pushed for financing and the day before we were to close we found out that the Buyer was scheduled to go out of the country the next day. Oh my gosh! Final Title was pulled and what did we ...
