Fewer Days On market Good news for sellers, the days on market time is shrinking.  A new measure shows the typical amount of time it takes to sell a home is about 6 to 7 weeks, a notable shortening of time on market began this spring. As inventory has tightened, homes have been selling more quickly. This is great news for sellers who tried to sell before, if you hire a good to great agent who can price it right, you can get your property sold. Factoring out short sales, the median time on market for traditional sellers appears to be in the balanced range of six to seven weeks. Buyers are in a desperate hunt for the "regular" sale. When they are ready to buy and set out to search, they don't want to wait. They want the house now. Waiting on a short sale approval can squash the excitement...

The minutes from the Federal Reserve's September Federal Open Market Committee meeting were released Thursday. The Fed Minutes detail the discussions and debates which shaped the central banker's launch of its third round of qualitative easing since 2008. The minutes also give Wall Street insight into future monetary policy. At 6,987 words, the Fed Minutes provides a level of detail that was unavailable via the FOMC's post-meeting press release, a document that, by contrast, ran 562 words. Despite its large word count, there was very little that was new or surprising in the Fed Minutes, though. This is because, since the Fed's last meeting, Federal Reserve Chairman Ben Bernanke has publicly clarified and re-iterated the Fed's positions on employment, housing and inflation. The minutes ...

Coral Springs Florida Is Highly Sought After Real Estate Did you know that Adam Sandlers wife is from Coral Springs Florida? Yep, she graduated right here from Coral Springs High School. Coral Springs Florida is highly sought after real estate for many reasons. In 1963, when Coral Springs was chartered, it was slated to be a retirement community. Every inch was planned by design. Top priority being the esthetics of the city, the developers wanted an upscale look. There were restrictions on exterior paint colors, landscaping and commercial signs. Even clothes lines were not permitted. Our city made it into the Trivia Pursuit game. McDonalds stands in Coral Springs without its notorious golden arches! The result of Coral Springs being so beautiful, families of all ages insisted on purcha...

Coral Springs Foreclosures Coral Springs Florida is still dealing with foreclosure inventory. They are being put out on the market slow, one by one. If you are new to this game and think you might want to grab up one of these good deals, there are a few things you need to know before you get your pocket book ready. I can't stress this enough to buyers, don't lowball an already low listing price. Time and effort has gone into acquiring the price on the foreclosures. The bank has sent agents out to see the property, to see what condition it is in and to take pictures of the property. There have been detailed descriptions documented already about the property and sent to the bank. So the bank already knows all the imperfections about the property. Then they look at the recent sales history...

Tuesday, the Federal Home Finance Agency's Home Price Index (HPI) showed home values rising 0.2% on a seasonally-adjusted basis between June and July 2012, and moving +3.7% on an annual basis. Home values have not dropped month-to-month since January of this year -- a span of 6 months. For today's home buyers and sellers throughout Parkland & Coral Springs , though, it's important to recognize on what the HPI is actually reporting. Or, stated differently, on what the HPI is not reporting. The Home Price Index is based on home price changes of some homes, of certain "types", with specific mortgage financing only. As such, it excludes a lot of home sales from its results which skews the final product. We don't know if home values are really up 0.2% this month -- we only know that's true ...

Wyndham Lakes in Coral Springs Another short sale successfully closed. To me, these are a big deal because there is one family that is relieved of their burden and another family that found their dream. Now they all can get on with their lives, the stall is over. This Wyndham Lakes in Golden Bay home was listed for $260,000. and that's what it sold for. The bank accepted. It just sold September 4th. Inside, the master bedroom is conveniently located on the ground floor, the kitchen has beautiful granite counters with back splash and the bathrooms are remodeled. The property shows off voluminousness ceilings the minute you walk in. The windows are decorated with the wood Bahama shutters, there are tray ceilings and walk in closets. The property is over 2700 square feet. The buyer got all...

Family keeping cool as Monair Air of Coral Springs lends a hand I love it when I"m able to blog about others helping others and one of our own here in Coral Springs, Monair Air Conditioning, helped out a local Tamarac retired military veteran Arnold Merl and his wife, Sharon, after they've been living without A/C since the beginning of the year. Thinking of living without A/C in south florida's sweltering hot summers is tough to imagine. I remember when my car's A/C had gone out a few months back and I thought I'd die in the heat before it was repaired, so I can imagine many an uncomfortable day that this this couple had endured. This new air conditioning system was provided through it's organizers, Operation Appliance Aid, United Way's Mission United Initiative of Broward County and Cr...

The national market for foreclosed homes remains strong. According to foreclosure data firm RealtyTrac, foreclosure activity increased 1 percent in August as compared to the month prior, climbing to just above 193,500 units nationwide. 1 in every 681 U.S. households received some form of foreclosure filing last month where a "foreclosure filing" is any one of the following foreclosure-related events : A default notice on a home; a scheduled auction for a home; or, a bank repossession of a home. Default notices climbed in August which indicates that more U.S. homeowners are falling behind on payments. However, for the 22nd consecutive month, the number of bank repossessions fell. This suggests that lenders are reaching alternative outcomes to foreclosure more frequently, and with more s...

Last Minute Showings It can be unnerving! Those insensitive buyers. Wait a minute . . the key word here . .  is buyers. Yeah, we want them, insensitive or not. We need that sale! At first, you'll be overwhelmed. You'll always be wondering how you're ever going to get through this. But it's like anything else, you work a plan and it becomes second nature. You'll have the system down pat and become the expert on how to be prepared when the agent calls and says they are bringing over buyers in 10 minutes. It's a mindset you have to get yourself into. Get out of that "victim" mode and stop letting things just happen to you. First and foremost, get into the habit of picking things up and keeping them picked up. Hate to say it, but you should have always listened to your mother when she was s...

Mortgage markets worsened slightly in last week's holiday-shortened week. As expected, Wall Street took its cues from Europe and from the U.S. jobs market, and mortgage rates moved across a wide range. Home buyers in Parkland and would-be refinancing households were greeted with wildly varying mortgage rates, depending on which day they loan-shopped. According to Freddie Mac's weekly mortgage rate survey, 30-year fixed rate mortgage rates averaged 3.55% nationwide last week, with an accompanying 0.7 discount points. That is, until Thursday's meeting of the European Central Bank. The ECB is similar to the Federal Reserve in that, among its primary functions, it provides liquidity to banking systems in times of crisis. Thursday, the European Central Bank intervened with force. To aid Spai...
