I can`t emphasize enough that price is what dictates the market when selling Real Estate.If you`re pricing a home today,it`s much wiser to make sure the sellers don`t have delusion's of grandeur in thinking they`re home is worth more than the market bears.Case in point. I just got back from a listing appointment in Cooper City,Florida it`s a beautiful 4bed,3ba,2Cg SFH in a very nice community.It`s been listed for $544,000. The first Realtor held the listing since July,2005. The second one has held the listing since Nov. 2006.Both of them it seems never bothered to explain to the seller that the home is "Priced Too High", can you imagine keeping a listing on the MLS for such a long period of time? I spoke to the seller in great detail, showed them the comps, closed sales,pending sales ...
