Every send an offer to another Realtor only to be told "We`re waiting for a MAYBE OFFER that is supposed to arrive Monday or Tuesday!". What the heck is a "Maybe offer" anyway?It`s hard to believe a Realtor recommending to a client to wait for a "Maybe Offer" when you have a solid offer in your hands,yet this person called me to say this.For the most part as many will agree "Maybe Offers" are worthless and aren`t for consideration. We`re working with a family who just relocated from Pennsylvania, they`ve been searching for a home for several weeks.It`s never easy deciding where you wish to live,alot of consideration needs to be given towards schools,neighborhoods and convenience to work. The client decided the best way for them to purchase a home is through "Lease with Option to Buy". We explained to our client it may be wise to locate two or three homes. We gave a listing presentation two months ago to a family who reside in Cooper City,Florida. They interviewed myself and two other Realtors.I was told from the start they were leaning towards one of the Realtors who they knew from their daughters pre-school.  We sat down and went over the comps,discussed market strategy and so forth. I followed up three days later and was told they decided to list with their friend.We Thanked them and wished them well with their home.The marketing and selling of home during slow periods of time define you as a Realtor. I received an email yesterday asking for showing instructions on a listing we sold in 2004. For some unknown reason it`s`s still on Yahoo.com.The assistant for the Realtor,is requesting showing instructions for a listing that doesn`t exist. It speaks volumes about this persons training.It defines who you are as a Professional.Rule #1: Realtors always look at the MLS to locate Properties. Isn`t that why we joined our local boards?  Rule#2:Don`t waste other agents valuable time when you`re not capable of training the person you hired.How many times have you seen this happen? Suddenly we`re forced to explain to these assistants their job and how to do it. I`m convinced agents learn "Bad Habits" from Brokers who refuse to teach them the correct way of handling themselves.  Many Good Agents have great intentions in closing a transaction,except they`re unable to because their Brokers are either too lazy or just don`t care to take the time and show them how! Prices in Broward County, Florida are stabilizing. Buyers are coming back to the market! I received an email from another Realtor who seemed misinformed with their facts. Their facts were distorted and without any substance which is alarming not only to Realtors in the industry but to the average home buyer and seller. This Realtor  made some points without suggesting the "Pro`s or Con`s of their comments.I would like to address their comments and expand on "How much our market has changed in the last 24 months".They wrote the following: 1-  "New Listings are INCREASING." I`m a firm believer that the outside of a home reflects how the inside of a home looks. I can`t tell you how many times buyers see the front of a yard that is overgrown and unkempt and immediately don`t like the home irregardless of what`s inside. Great landscaping doesn`t have to cost a fortune. In fact you can accomplish planting,fertilizing,mulching in an afternoon. The difference is astounding,especially from a buyers perspective.
