I am the proud "mom" of 4 adorable kitties and for the past year and a half I have been taking my kitties to Cooper City Animal Clinic to see Dr. Mendy for check-ups, vaccinations, etc... I could not be more impressed with the care that my loved kitties get when they are at the vet. Dr. Mendy LOVES animals and it shows; he pets them to calm them down, he touches them with so much care that the kitties feel comfortable even thought what is happening to them is not very pleasant, i.e. poking, injections. This is Spotty, the elderly kitty in our home; Spotty is the alpha kitty, he is a Bengal leopard bread - a smart,  gorgeous and loving animal.   THANKS for all your comments. I just got my money. Nevertheless, I do think that we are left unprotected against those broker and start wondering what can i do to change that???? This really an outrage, It happened more often than you think and I feel that there is not enough law in place to protect agents from broker's keeping their hard earned commission just because they feel like it. I recently had a closing. The policie of the office (wwhich Thank GOD I have  a signeddcopy bbyy the brokerr)  says when an agent have a closing by the time he turned in a complete file with the check the office will disburse the commission check within 5 business days after receiving everything. An agent contacted about a week ago telling me he was going to submit an offer on one of my listings. I explained to him the listing price had been approved by the investor who owns the loan and that amount was what they would approve for, not one dollar less. Two days go by and I received another offer on this property, for a little bit more than listing price. Seller executed and off it all went to the servicer to be sent for final approval. As it always happens, the following day I received an offer from that agent, 10% LESS than listing price (I guess he did not hear a word I said, NOR did he read the broker remarks on the listing, anyway), to which I kindly replied that the property was now in Pending Sale since the seller had executed a contract and it had been sent to the bank. Yesterday, I had an enlightening experience. A client who`s daughter I helped with a job came into my office upset! I didn`t pay her  daughter what she deserved! To be quite honest, I gave her a job as a favor to her parents because they`re in the midst of losing their home. The daugther came to my office with the intentions of IM`ing and texting her friends, she also decided that napping in our office was a good thing as well! She worked a total of 6 hours for which I compensated her. When I gave the young lady her paycheck, she was enraged claiming I cheated her! She wanted to be compensated for 10 hours worth of work! It seems that President Obama has sent a message to 4 of the major lenders. Citigroup,JP Morgan,Bank of America,Chase, and Morgan Stanley each said they would suspend foreclosures for the next few weeks.It`s a sign of things to come! The Bama administration will outline a plan on Wednesday to revive the housing market. How did this suddenly happen?   Dealing with Short Sales is often a challenge. It`s not for the faint of heart. You have to have your wits around you and more important. One must know the area they`re dealing in.   We made an offer on a home in Cooper City which is a "Short Sale". The asking price was $315,000. The agent representing the seller, kept explaining to us the home was "Short Sale" approved. One major problem, the home would never appraise at $315,000 or anywhere close.   We placed our offer at $265,000 based on the last closed sales in the area. The agent kept explaining the lender would never agree. Bailing Out the little guy with foreclosure issues was how the $700 Billion Bailout began! Saving our country was supposed to offset people losing their prized possessions.The American Dream is lost and forgotten now! The original bailout is officially dead, and don`t believe for one second the Banks will come to the rescue. Apparently, helping wall street big wigs, AIG racketeers,saving ca2r manufacturer's are more important that saving the "Middle Class". For months the Calvary was coming.   Seems to me that this bailout should have been avoided. Our once great nation is in total chaos by the likes of the people whom we`ve placed in power! Apparently, there is light at the end of the Real Estate tunnel. With Uncle Sam stepping up to the plate bailing out the banks from it`s horrific "Sub-Prime Loans" it suddenly seems the Real Estate market will once again lead the way for a better 2009.
