After studying the market and the recent numbers that just came out regarding Coconut Grove Real Estate this is where I see the market going in the near future. I think that by the end of this summer we will have seen the bottom of the market in the number of sales, however not the bottom in price. But that is not necessarily a bad thing. Last night I took my wife to Cita's for her birthday.  Cita's is the new gourmet Italian restaraunt in Coconut Grove.  I have to admit that I am pretty hard to please when it comes to Italian food.  I am a purist and will not be satisfied by generic Americanized Italian food.  The chef s straight from Italy and hasn't been tainted by Americans yet, so everything was very authentic. Everything from the service to the food, to the ambiance was beyond excellent.  We shared a meatball topped with ricotta and a chopped salad to start.  Then I had Penne Amatriciana and my wife had a risotto with lobster and zuchinni.  The food was fantastic, the ingredients top notch, and the presentation perfect. Pointe Group Advisors are one step closer to renovating Grand Avenue in West Coconut Grove.  Yesterday, they received approval from the Village Council's Advisory Board.  I am excited about the improvements coming.  The Grove needs another grocery store, some new restaraunts, new shops and an underground parking garage.  That area in particular needs a facelift. It is my understanding that the project will be similar to Miracle Mile. Cita's Italian Chophouse is set to open soon on Commodore Plaza.  In case you haven't noticed, Commodore Plaza is becoming the new hot spot in the Grove.  With the opening of George's, Christabelle's Quarter, Red Kiwi (my favorite frozen yogurt), and the new cafe on the corner there are so many dining options.  Cita's is co-owned by Grove resident Ed Benitez and chef Carlo Macaluso who have cooked up an amazing menu including meatballs topped with ricotta, lobster cakes, saffron pasta with lobster ragout and Atlantic salmon with truffle mustard just to name a few.  For dessert, a cotton candy cheesecake lollipop tree. The Coconut Grove Real Estate statistics are in for the month of June, 2008 and there is good news to report.  The number of current properties for sale has declined in both the single family home and condo/townhouse market.  We currently have 332 single family homes for sale, down from 340 in the previous month.  The condo and townhouse market has seen a 4 month consecutive decrease in the number of properties on the market.  This is great news for Coconut Grove's condo market because 2 months of consecutive falling inventory is an indication of a market in recovery.  Below is a chart that includes both the Coconut Grove single family and condo market: We continue to see prices staying stable and not decreasing as in the rest of Miami-Dade county.  This affirms my belief that Coconut G...

Coconut Grove is a little closer to getting a facelift along the waterfront.  Last week, the Advisory Panel approved the project which was presented by the Sasaki Associates.  One of the main reasons for the plan is to connect the Center Grove to the waterfront.  A three story parking garage is planned with retail space on the bottom that is oriented towards boating and fishing.  The current expo center will be demolished.  The Commodore Bike Trail will be redone and connected to the whole project, and the Coconut Grove sailing club will be moved towards the US sailing center which is currently next to Kennedy Park.   Looks like Coconut Grove is about to get a facelift!
