  Affordability is the key word. As the market has changed dramatically in the last 4 years, more first time buyers have seen their choices widen.     AS you may know if you are financing or not an older home in Florida, your insurance will most likely request that you get a Four point Inspection plus a Wind Mitigation. I don’t blame Insurance companies to require these inspections in order to provide a coverage of your home, specially after the post Charley insurance meltdown. A gentleman (I'm making assumptions here, but he seems like a decent guy) contacted me recently after having read my blog.  He mentioned that I haven't gone over Gulf Access Waterfront homes in my analysis yet - and he was right! So (we'll just call him Jay) Jay, here it is.  Hope it provides some insight into the marketplace.  It did for me, because it's quite different than other types of property. First, it's important to realize there are multi-million dollar homes involved here - not bunches of them, but they are included, and can tweak the numbers a bit.  However, if they came into my analysis, they likely appraised, so are valid entries. It's another bright and sunny day in Cape Coral Florida.  I wanted to take a few minutes to break down the different areas in the Southwest Cape Coral Florida Area.  The Southwest Cape is one of my favorite areas and where I choose to reside.  Most of the waterfront canals in the Southwest Capeare wider.  The wider canals are helpful in many ways.  First of all for boating purposes, they can be easier to navigate.  When backing your boat up or turning around in the canals, the wider canals lend for more space.  The views off of these canals can be incredible.  This is a view down what we call the spreader waterway in the Southwest Cape Coral Area.  The spreader runs from the boat lock which is located at Cape Harbour down through several miles of waterways ending near Veterans Pkwy.  On...

Property Scouter Report Here is a list of 12 condos that were in either foreclosure (bank owned) or short sales - probably on their way to foreclosures, but with bank approved prices for most of them.  This week we took a look at properties in CC12 in Cape Coral, either on a canal with Gulf Access, with a boat slip included or with the option to purchase one being available. About the area: CC12 is a very developed, virtually no empty lots, more condos than signle family homes, and very good access to the river.  The area is close to the Cape Coral Bridge which takes you over to Fort Myers, it is near parks, restaurants, shopping. (Map in the side bar link shows part of CC12 for your reference).Out of the 12 properties we went to go preview there was one property already under contract ...

I sold a semi neglected home in June of 2008 to a family from the Netherlands who had a vision of what they could transform the home into. It was a short sale and I put the deal together in less than a month. I visited the property as they were tearing up the old nasty carpet, fixing the leaky pool (which they also had to turn from green to clear), painting, putting up fans and chandeliers where the others had been yanked out, furnishing and adding personal touches and what a gorgeous transformation the end result is. My buyers sent me their website and they have booked over 18 weeks at this point. This is why I really love my job!
