With more buyers shopping for homes on the Web, photos and video home tours are a must.  I recommend the following 8 things you can do make your home shine on camera.  1. Understand the camera’s perspective.  The camera’s eye is very different from the human eye. It magnifies clutter and poor furniture arrangement. To make a home shine in a virtual tour or video presentation, cater to the lens. 2. Make the home “Q-tip clean.”  Because the camera magnifies grime, each room must be spotless. Don’t forget floor coverings and walls; a discolored spot on the rug might be overlooked by prospects during a regular home showing, but that stain becomes a focal point for online viewers. 3. Pack up the clutter.  But leave three items of varying heights on each surface. For example, on an end table...

Mount your iPad on the Wall The luxury homes of the future will undoubtedly integrate technology in new and interesting ways. But that doesn't mean you can't upgrade existing homes with incredible gadgets. How about an iPad embedded in your kitchen cabinet? Before you roll your eyes, think about the uses: Cookbooks and cooking videos a touch away Run out of something in the fridge? Mark it on your iPad and sync it to your phone for when you go shopping Stream music and video to the kitchen. (Remember the days when people kept small televisions on the counter?) Leave messages, alerts, and reminders for family members   We came across this impressive DIY project we thought you might like to share with homeowners. It includes a tutorial on how to integrate an iPad into an IKEA cabinet: htt...

Avoid the 5 Most Costly Mistakes You Can Make When Pricing Your Tampa Bay Area Home—Here’s How! Mistake #1 Overpricing or Underpricing Your Home Believe it or not, pricing your home too low may not bring you a quick sale. Buyers who have studied the housing market may think there is something wrong with your home if it’s listed well below market price. Mistake #2 Listening to Friends and Relatives They may mean well, but unless your friends are licensed real estate agents, they don’t have a solid basis for telling you how to price your home. A licensed agent can tell you which homes are actually comparable to yours and come up with a sellable market price for your home. Mistake #3 Letting Your Emotions Come Into Play The memories and fondness you have for your home will not carry over t...

Is the CDPE designation a Ripoff to Realtors and a Money maker for others? One aided and abetted by the Bank of America (BOA) and RE/MAX Corporation?   The CDPE designation was first suggested, promoted and pushed by the Bank of America and RE/MAX about a year ago. The designation CDPE stands for Certified Distressed Property Expert.  I believe they should change what this designation stands for to: CDPE – (Certified Disaster of Proportions that are Epic) The set of classes is supposed to teach a Realtor how to deal with short sales and foreclosures. Usually presented as a two to three day event costing anywhere from $400 to $1000but it’s not recognized by the National Association of Realtors (NAR) who promotes and recognizes it own classes and designation. Did RE/MAX make a deal with t...

Selling your Brandon home in today’s economy may not be as simple as it used to be, but with an experienced Realtor® and strategic home staging, you can successfully stage your home to appeal to many buyers for little to no money at all. Take note of these simple ways to stage to your home to start attracting serious buyers. Cleaning up the clutter The first step to properly stage your home is to get rid of the clutter or repurpose some of your accessories.  If your home is packed with oversized furniture or lots of personal collections, it will be hard for potential buyers to see through the clutter and envision the home as their own.  Also, oversized furniture can make any room look smaller than it actually is, and you definitely want to give the illusion of an open and spacious area...

PURCHASE AND REHAB YOUR HOME IN BRANDON FLORIDA WITH THE FHA 203(K) LOAN - Most home buyers are turned off at the sight or even thought of buying a fixer-upper; a foreclosure or an older home today. However, educated and informed home buyers are utilizing the FHA 203(k) loan to buy their new home and fix it up with no additional out-of-pocket expense. The FHA 203(k) loan is a tool that savvy home buyers, successful contractors, Realtors and mortgage originators have been using since 1978. An FHA 203(k) loan is very similar to the traditional FHA loan. The only real difference is that with the FHA 203(k) loan, the home buyer is adding money to their mortgage balance to finance-in any repair/improvement cost. Whereas the traditional FHA loan requires that certain repairs be done before th...

Which Government Backed Home Loan Is Best Suited For Purchasing My New Home? If you want a loan with a No Money Down Option then you must be a veteran or you must purchase a home in a HUD Approved Area for Rural Housing. The VA and USDA Loan are the only type loans that offer the No Down Payment Option for buying a home. The FHA loan is the most popular type loan at this time because the down payment requirement is only 3.5% compared to the Conventional Loans which require 5% down. Both require the added cost of Mortgage Insurance any time less than 20% down is used. The VA and USDA Loans do not require mortgage Insurance but have a funding fee that is financed into the loan. The USDA funding fee is currently 3.5% but expected to rise with the growing number of defaults. The VA fundin...
