Last Tuesday Citigroup joined JPMorgan Chase and Bank of America in announcing a major loan modification program. The bank's CitiMortgage unit is offering to modify the terms of mortgages for borrowers at risk of falling behind on their payments. The Citi Homeowner Assistance program plans to contact about 500,000 homeowners in the next six months, involving up to $20 billion in mortgages. Citigroup's loss mitigation efforts have already prevented about 370,000 foreclosures on $35 billion in loans since early last year. That same day, administration officials in Washington announced a plan for refinancing delinquent loans held by Fannie Mae and Freddie Mac, the now government-controlled giant mortgage companies. This could result in lower payments for hundreds of thousands of homeowners....

Max the Crystal Skull was in Bradenton at Om Gaia this past weekend and I made the trek south to see this ancient Crystal Skull. Max is believed to be between 3000 and 36,000 years old (depending on who you ask and what you read). He is believed to be one of the mysterious 13 Crystal Skulls that possess all the knowledge that mankind is waiting for to restore our planet. I got to spend a half our meditation time alone with Max and wanted to share these photos with my fellow Active Rainers!!! It was indeed a dream come true for me since I have been planning on meeting Max for several years now and something has always come in the way. This time I made up my mind that nothing was going to prevent this trip to Om Gaia in downtown Bradenton. It was a wonderful day!!!

I cant't help but wonder, will blogs eventually become a thing of the past like fanny packs? Useful and everyone HAS TO have one, but down the line our kids are gonna laugh at us for writing them? I enjoy reading blogs for various reasons. However, there are more so many people writing things on so many topics, to be honest, I get a little overwhelmed! I understand their fundamental as well as technological relevance. Especially in the real estate field. We need them to help our websites placement, and to provide useful information for our clients and consumers. I just hope we aren't flooding the proverbial waters of the Internet,  and that our well thought out ideas and words don't eventually get lost at sea! I'm not just killing time, or out of ideas by blogging about blogging, I'M IN...

Does your website have an RSS Feed? All the 'cool kids', or should I say, technologically savvy real estate agents have added the capability to their website. I thought I'd take a minute to educate us technology 'slackers'... The initials "RSS" are used to refer to the following formats: "Really Simple Syndication". Sounds simple right? Okay, well it is a little harder than they make it sound, but overall, not too hard to accomplish. A RSS feed or 'web feed' is fancy lingo for updated text and regularly published documents LIKE OUR BLOGS. Having a feed burner, aggragator or RSS feed capabilities on your website allows readers to subscribe to your blog and the information will be 'fed' to their desired location, in most cases a google, msn, aol, or yahoo home page for their convenience....

While the Real Estate Market is struggling nationally and in Florida specifically, one significant countervailing force has been the growing importance of foreign home buyers. According to the National Association of Realtors "Profile of International Home Buying in Florida" Survey, especially buyers from Canada and Western Europe are attracted to the area by the weak dollar. The most interesting part of this survey for us is that the Bradenton/Sarasota area makes the third place for the most frequently reported location of a home purchase after the Miami-Fort Lauderdale and the Orlando-Kissimmee areas. If you take in consideration that our area is much smaller than the Miami or Orlando area, this news is even more significant. The buyers who bought property in Bradenton and Sarasota we...

I mentioned a month or so ago that it sure is nice when a listing client listens to pricing recommendations. The transaction I was speaking of closed just a few hours ago, so I can now say it out loud: Within 5 days, we got a full price cash offer. (And no, it was NOT a fire sale. We actually set the current record for highest price per square foot. Our client gets the credit for having the cleanest unit in the whole complex!) And they said there are no buyers!! There are buyers, just no dumb buyers. One thing the Internet has done is to make it easy for homebuyers to do extensive research all on their own! By the time they start physically touring homes, they've surfed many, many homes -- and they know what value is. Hoping and praying that someone will come along and pay too much for ...

We've been saying it all along: the market determines the correct price, not the seller ... and certainly not the realtor! What the realtor CAN do is interpret the market, provide a suggested range to the seller, and help the seller match the desired time to sell with the price that is most likely to do the trick. It's just that sellers so seldom listen that sometimes we question our own truth. Today we got a shot of validation ... A good friend approached me 2 weeks ago, needing to sell her Bradenton condo quickly and relocate. We did the homework, looked at the actives and the solds, and took the seller on a property tour to see a half-dozen of those actives. Many of those have been on the market for 6 months or much longer! She got to self-discover what the market is really doing. We...

The Promenade At Riverwalk is offering a great deal that some people won't be able to pass up!  What is it?  How about living there for three years practically free? The Promenade At Riverwalk is offering a fantastic deal to any buyers that can secure a loan with 20% down and are able to pay for all closing costs associated with the mortgage.  So what do you get in return?  They will pay your mortgage payment, taxes and association fees for three years.  Yes you read that correctly...they will pay your mortgage payment, taxes and association fees for three years!!! As I suspected the sales in bradenton where up overall compared to last year,  Not as good as the cape coral, fl market that had a 41% increase!  But, I was busy,  too busy to tend to my blog.  It seems like the market just slowed down much faster than usual.  Summer time typically has the buyers that are looking for upgrade, or relocation during the summer recess from school.  These buyers are few and far between. Most of the buyers that I have been dealing with are buying Cash, or if they finance they are overly qualified buyers.  It seems that the perception is this is a time to pick up that bargain in Florida. As I see it there is the Second home/Investor buyer, and the Workforce buyer.  It is amazing how we can have two different scenarios playing at the same time!  The people with...
