U.S. consumer confidence soared in May to its highest level in eight months, suggesting underlying improvement in the economy after a grim first quarter that witnessed a record plunge in home prices. The Conference Board, an industry group, said on Tuesday, May 26th, that its index of consumer attitudes jumped to 54.9 in May from a revised 40.8 in April, well above forecasts centered around 42.0. That was the biggest one-month jump since April 2003 when many Americans believed the war in Iraq was coming to a rapid conclusion. We spoke with a customer service rep from Wells Fargo last evening regarding one of our short sale transactions.  In the course of the conversation, the rep informed us that from now on... when we list a short sale property and submit the 3rd party authorization with the listing information, they will immediately order the BPO so that when it's completed, Wells Fargo will be able to give you their bottom line $$ for acceptance.  This is great news and helpful in knowing where the property needs to be priced for realistic offers that the lender will accept.  It also shortens the process when an offer is received.   The Wells Fargo rep also told us that when their system records receipt of the contract / hardship package... they will assign a negotiator, normally, that same day!  Again......

          The upcoming Memorial Day weekend is more than just a long weekend for relaxing, having BBQ's, and going to the beach, although we SHOULD take time with our families to celebrate the beginning of summer... but it is also a time for reverance, respect, and saying "Thank You" to all the service personnel that protect and serve our country allowing us the luxury of enjoying independence and freedom.   So..... please do not do what we witnessed at a recent community event and display or wave an american flag... with a "Made in China" sticker on it!  Really kills the mood, ya know?!   Happy Memorial Day... The National Association of Realtors statistics are reporting that home sales jumped 5.1% nationwide for March 2009. That's the largest increase since December 2003! This increase is due to the abundant foreclosure opportunities out there and to the historically low interest rates which are at about 4.7% currently!   Consumers should expect an even larger increase in these numbers in the months ahead fueled by the homebuyer tax credit that expires on Dec. 1st 2009. www.TheSerenaGroup.com

Earth day is approaching, and most of us are too busy trying to sell the inventory of homes we carry to pay any mind to it! If you stop and think about it though, we really need to take the time. So why not incorporate Earth Day into our busy work day? Some suggestions - Talk to your neighbors about Earth Day, or neighboring homes where you have listings. Door knock. Ask each resident if they are recycling. If not, provide them with a hand out, explaining to them how they can receive free recycle bins, what is recyclable, and even what day their recycling is picked up! Be sure to include your contact information, and open the conversation up by letting them know it is Earth Day!
