Minutes after I posted on Lenn Harley's Blog DON'T TELL MY AGENTS I'M SENDING BUSINESS AWAY  I received a referral from a relocation company I have done business with for years.  I called the seller's as soon as I did a brief overview of the subject property and neighborhood.After a series of questions about myself and if I know the neighborhood I get asked about the condition of the market.  I explain, "The market hasn't been without it's hurdles, lately."  As a matter of fact, none of the homes listed in this particular Bonita Springs neighborhood has sold in several months, which the seller knows.  The seller says to me, "You really don't give me the warm fuzzy feeling."  I really felt like retorting, "Would you prefer I just lie to you? How far is too far when you're selling real estate?  MLS Alliance is a massive MLS system that most of SW Florida will soon have blanketing the area.  Basically, any agent buying or selling real estate in the Bonita Springs, Florida area will be able to access property listings in Port Charlotte, Florida and even farther north.  My question to my managing broker was "Why do I need this?  Don't you feel that working 60 miles or more from my area of expertise is reckless?"  Further, I stated that I wouldn't buy my own real estate in Port Charlotte or beyond without a professional helping me why would I suddenly become an expert "there" and sell it to one of my clients or customers?  Read Lonn Dugans blog:  Real estate is local, so get a local expert.  Many boaters in Southwest Florida know it can be hard to dock their boats because there are so few spots to do so. The recent decision from members of the Bonita Springs City Council will make it get even harder.   The city of Bonita Springs has the option to buy the docks that are currently up for sale, but they won't be doing that.The docks in question are at Big Hickory Marina.  There are now dock in Fish Trap bay that are currently being researched by the city and city councilman Gary Price.  The Fish Trap docks are for sale, as well.  The concern is that if the city does not purchase the docks that developers will, and commercialize them. Gulf access property, with a boat dock or boat lift,  in Bonita Springs, Florida has entry level pricing of $400,000 to over $4,000,000.Carl Joh...

What Is "Save Our Homes"?"Save Our Homes" (SOH) spearheaded by Mr. Wilkinson, approved by Florida voters in 1992, effective January 1, 1995.  SOH places a limitation of 3% on annual assessment increases on homestead exempt property. For all property first granted homestead exemption in the prior year, that year's assessed value will be the base value for the implementation of "Save Our Homes". Thereafter, the assessed value will not increase more than 3% or the percentage change in the Consumer Price Index, whichever is less. The property's market value may differ from SOH assessed value. SOH assessed value will never be greater than market value.Bonita Springs, Florida and Lee County residents can access the homestead exemtion form at the Lee County Property Appraiser website.

 Hmmm, I just received another email from a well meaning sales associate at a new home sales center.  Geeze, I wish I knew where his sales center was actually located.  There sure wasn't anything in the email that indicated the location, but the good news is that there is drywall in building #1.  The fact of the matter is, if someone was so excited about drywall in building #1 and wanted to speak with the sales agent immediately, they couldn't.  Maybe they just wouldn't want to dig to find the contact information.  Why not just make sure the information is on every email?Here is a great guide to anyone that is interested in perfecting their email signature in their email program.Althought many follow a "four line rule" for an email signature.  My opinion is that the real estate industry...
