As Always, I've got great NO BS content for everyone this week, and I also need your prayers for 2 of my good friends... It was great meeting some of the Renegades at the Boca Real Estate Club who came out to say Hello and listen to Rock Star Developer Mr. Frankie McKinney speak. Unfortunately, if you couldn't peel yourself off the couch because of Kid Nation, you lost out! Because I’m always looking out for my Renegades (my mother taught me to share), I'm going to paraphrase what Frank shared with the entire group that evening: 1. Risk More - And it can be learned, it's like a muscle, use it or lose it... 2. Be the Best at Whatever you do or Are going to do - When Frank bought his first crack house in Palm Beach, he made it the nicest home on the block.  **If you want to become best in...

As I was perusing the local areas, I saw our Rainberry Park community was not listed under the local areas in Boca Raton.Since I live in Rainberry Park, I thought I'd tell everyone what it's like to live in this community.First of all, Rainberry Park is a community of about 200 villas and single family homes in West Boca - just east of 441 and north of Palmetto Park road.  The villas are 2 bedroom and 2 bath, approximately 1400 sq. feet.  The single family homes are 3 bedroom, 2 bath.  Most homes have a generous size screened in patio. The swimming pool, jacuzzi and tennis courts are well maintained. Now about the people:  a nice mix of families, couples and single people.  This is a quiet and crime free ungated community.  We do have security which patrols 24 hours a day.  My garage doo...

As a mortgage broker, I am often asked this question.  I can't just go to my computer and pull up a rate sheet and quote you a rate.  Well, I could, but the rate might not be accurate for your particular situation. The actual interest rate you may be able to lock in is based upon a number of factors:your employment history and incomedown payment amountloan amounttype of propertycredit historycan you document your income with paystubs, W2's and tax returns?if you're refinancing, are you taking cash out? There may be other variables to consider as well.So if you are "shopping" for a rate, and you want an accurate idea of what rate you qualify for, be prepared to spend some quality time with your mortgage professional discussing these factors and reviewing your credit report. These does not ...

Looks like DPA programs are going by the wayside according to reports on recent FHA activity.  But not to despair..it appears that the Nehemiah DPA program will still be available until March of 2008..plenty of time for buyers to take advantage.  And rumor has it that FHA may come up with a 100% financing program???  If not, you can still buy a home with as little as 3% down.  With seller concessions for closing costs ( a natural in this buyers market), you can buy a home for less money out of pocket. It's a buyers market these days, and ever more so in South Florida. Great bargains abound if you have a savvy realtor and loan officer...good for investors and the first time homebuyer.  Gone are the days of no income documentation loans- yes still available for borrowers with excellent cre...

When my wife first got pregnant in April 2005, we endured a long and complicated journey that most first time parents will surely understand... running all around Boca Raton Florida and even Coral Springs, Boynton Beach and other cities in South Florida to get this or that test run. One of the scarier tests we had to think about was called the Ashkenazi Panel.  It is a test for Jewish people of Ashkenazi descent - generically those that come from the Eastern part of Europe.   The other tough part of this test is that it was one of the more expensive items of the pregnancy - we had insurance but it did not cover maternity like so many in South Florida who aren't on group plans. Yesterday in the Palm Beach Post and the Sun Sentinel, I read articles about the Fifth Annual South Florida Gen...

Rates on 30-year mortgages edged up slightly this week following a better-than-expected report on job growth.Freddie Mac, the mortgage company, reported Thursday that 30-year, fixed-rate mortgages averaged 6.40 percent this week, up from 6.37 percent last week.In mid-September, the nationwide average for 30-year mortgages had dipped to 6.31 percent, the lowest level since May 17.Analysts attributed this week's rise in mortgage rates to a better-than-expected jobs reports showing that the economy created a solid 110,000 jobs in September and, even more significantly, a drop of 4,000 jobs in August was revised away. We all know that the foreclosures are on the rise and several lenders have gone out of business. The Sounds bad for the real estate industry, but as the old saying goes ....when given a lemon make lemonade. The large number of foreclosures has created a wonderfule opportunity for investors and people just looking for a good deal on a home. Lenders do not want to own property. the cost of foreclosing on a home is many times far greater than selling it for less than what is owed on it. When the owner of a property is upside down (owes more that the property is worth), they often cannot even afford to sell it. They are forced to let the bank take the property from them in foreclosure. A knowledgeable realtor can negotiate with the lender and have them allow the owner to sell the property f...
