As I was perusing the local areas, I saw our Rainberry Park community was not listed under the local areas in Boca Raton.Since I live in Rainberry Park, I thought I'd tell everyone what it's like to live in this community.First of all, Rainberry Park is a community of about 200 villas and single family homes in West Boca - just east of 441 and north of Palmetto Park road.  The villas are 2 bedroom and 2 bath, approximately 1400 sq. feet.  The single family homes are 3 bedroom, 2 bath.  Most homes have a generous size screened in patio. Looks like DPA programs are going by the wayside according to reports on recent FHA activity.  But not to despair..it appears that the Nehemiah DPA program will still be available until March of 2008..plenty of time for buyers to take advantage.  And rumor has it that FHA may come up with a 100% financing program???  If not, you can still buy a home with as little as 3% down.  With seller concessions for closing costs ( a natural in this buyers market), you can buy a home for less money out of pocket.It's a buyers market these days, and ever more so in South Florida. Rates on 30-year mortgages edged up slightly this week following a better-than-expected report on job growth.Freddie Mac, the mortgage company, reported Thursday that 30-year, fixed-rate mortgages averaged 6.40 percent this week, up from 6.37 percent last week.In mid-September, the nationwide average for 30-year mortgages had dipped to 6.31 percent, the lowest level since May 17.Analysts attributed this week's rise in mortgage rates to a better-than-expected jobs reports showing that the economy created a solid 110,000 jobs in September and, even more significantly, a drop of 4,000 jobs in August was revised away.
