One of the best things about the City of Boca Raton is how much they put into public services.  Whether its a park, beach, ball field or any other public place, they make sure they are beautifully maintained and state of the art.  The library system is top notch and the most recent edition is the Spanish River Library which is very impressive featuring all new inventory, computers, lots of activities for the children and even a cafe to have lunch in. You really see your tax dollars at work and Boca Raton continues to be one of the best managed cities in the country.  Below is the information for the new library as well as the original branch located close to the downtown area which is soon to be upgraded as well. Take advantage of everything that Boca Raton has to offer.   Downtown Libr...

When buying a home it is important to know the status of any work that has been done and that everything has the proper permits and that the permits have been closed out.  Often times the person selling the home has no idea about their own permit situation.  They may have had some work done and their contractor told them everything was good to go and somewhere down the road they will find out that the permit is still open and if you are the new owner this is now your problem to deal with.  A problem that can be very costly and time consuming. Sometimes work was done before the current owner bought the home and they have no idea anything could still be open because it hasn't come back to them yet. The best way to protect yourself as a buyer is to do an open permit search.  A good title c...

During this time of year in South Florida its a great time to take a look at our homes to make sure they are ready for any weather we may experience even though things have been quiet. Its also a good idea that you have some kind of action plan in place just in case we get a storm.  Think about how you will secure things and if you have enough batteries, lights, etc.  Keep a first aid kit ready to go as well as some basic tools ready and available.  Below is a list of numbers you can print out and keep in your phone book.  Lets hope things remain as uneventful as they have been. COMPARE THREE SCHOOLS SIDE BY SIDE and then you can easily make a choice.  All Boca Raton public schools are A-Rated, but the activities might differ, and if your child has a special interest, you will find it in these reports.  Go to http://BOCARATONFREESCHOOLREPORTS.blogspot.com for the reports.  You can also check out other areas in Palm Beach County and compare THOSE schools as well from this site.  In a recent NEWSWEEK article rating the top 1000 schools in the US, here is where some Boca Schools rated: Boca Community High School - #146; Spanish River High School - #196; West Boca High School - #675.  If you would like to find a home in one of these school districts, email marilynfjacobs@gmail.com or call 561-988-0070.  You can EXPLORE THE AREA at http://www.MarilynJacobs.com.  To ...

Many of my customers come from other parts of the country like New York and they often ask me if they need an attorney to attend their closing here in Boca Raton, Florida.  I explain to them that title companies handle the closings down here and unless there are special circumstances you usually won't find one necessary. With a good agent and title company everything is taken care of. I also tell them that if they want one just to feel comfortable and have peace of mind than maybe its worth having one but not necessary. I remember when I came down here I thought it was very strange not to use an attorney for something as important as the purchase of a home but after the closing I felt better after I saw how the process worked.

I can't think of a better time than right now to buy property in Boca Raton. If you are looking for that second home now is the time.  Why not buy something while the buying is good even if you rent it out for a couple of years before you start using it?  People are getting great value in all price ranges and after the market turns these people will be the winners. We have alot of inventory and you can get a really great deal on a mortgage as long as you have good credit.  Many people who couldn't normally afford the Boca area now can because of the current market!  Get in while you can.  Remember what it feels like to say "I should have bought then"?  If you buy now you won't have to feel that way.  Do your research and take action.

One of the most forgotten about subdivisions in beautiful Boca Raton is Hidden Valley, which is located in the northeast part of town.  It is one of the most convenient subdivisions with easy access to shopping, recreation and the highway.  Being that its not gated there is no HOA to worry about and prices range anywhere from around $300k to over 1 million. Its just perfect for first time home buyers with access to great public and private schools. With just a short drive you are at just about any store you can think of.  The northeast part of town is the last part of Boca to be built out and plans are in the works to do just that with the new Boca Village Redevelopement Project that will one day rival Mizner Park.  When house hunting don't overlook one of the nicest neighborhoods in Bo...

Abe & Louie's is Boca Raton's "IT" steakhouse, FOR THE MOMENT!  The city is notorious for landing phenomenal eateries only to see them fade away to everyone's dismay.  I certainly hope that is not the case for Abe & Louie's because it is quickly becoming my favorite steakhouse in all of South Florida and I have been to just about all of them. Upon entry, you KNOW it's a steak house.  Rich woodsy tones, dark colors, stark white tablecloths, perfect lighting all set the stage for what a traditional steakhouse should be.  The hosts are there to greet you instantly, are very accommodating, although it is almost certain that they will escort you to the bar for at least one token cocktail before seating you.  Nevertheless, the system works.  Find a spot at a very cozy and active bar with grea...

Many of my customers, especially the ones from up North often ask me about the beginnings of Boca. The earliest known inhabitants of the Boca Raton area were the Tequesta Indians, who lived in communities near the ocean as long ago as one thousand years up until the eighteenth century.  The construction of the Florida East Coast Canal (which is todays inter-coastal waterway) and the Florida East Coast Railway in the 1890's made the area accessible to the first pioneers.  By the early 1900's Boca was a tiny farming community which specialized in growing pineapples.  These farmers were made up of a group of Japanese immigrants under the leadership of Mr. Joseph Sakai, who formed a community along what is today Yamato Road in 1904.  In 1925 the town of Boca Raton became incorporated at the...

Great news for Realtors and developers in South Florida! There are more potential buyers and sales are starting to gather momentum. A recent article in the Palm Beach Post stated that one real estate agency sold 20 homes in the Valencia Pointe community, which caters to active adults. In addition, over 1,700 people attended the grand opening of Portosol in Royal Palm Beach.   It was the most successful sales launch of any new-home project in Palm Beach with over 40 new homes being sold in just 3 months.  Many Realtors attribute the demand picking up in large part to the number of buyer incentives available in today's tough market. The market also seems to be more realistic in regards to pricing.    Currency exchange benefits are resulting in foreign investors grabbing some fantastic rea...
