Lewes, Delaware, is jump-starting the Holiday Season with Christmas Weekend in Historic Lewes 2009.  The festivities begin with the 23rd Annual Lewes Hospitality Night on Thursday, December 3rd, 6-9pm, in the Historic Commercial District surrounding Second Street.  Shops will be open late and live musical entertainment will fill the streets with the sounds of the season.  Beebe Medical Center will also hold its Holiday of Lights on Thursday at 5pm.   Saturday, December 5th, the fun continues with the Lewes Historical Society House Tour (http://www.historiclewes.org/events/christmas.html), the Old Fashioned Christmas Parade (5pm along Savannah Rd.), Tree Lighting and Caroling in Zwaanendael Park and a Reception in the Historic Fisher-Martin House.   Also this weekend, the Annual Children...

Here, the local merchants here are also local residents - that makes a big difference I think. I saw statistics that I can't exactly recall, but the point is that when you spend your money with a local business, much more of it stays in your local community. Shopping at WalMart is not the same as shopping at Kids Ketch, for example, an independently-owned toy store that really offers the best toys available. Buyers who think the tax credit extension will give them more time to buy should be careful how long they wait...for 2 reasons.  1) Tighter credit standards are coming.  Fannie Mae will very soon be reducing their allowable debt-to-income ratios which will therefore reduce the monthly mortgage amount a buyer will qualify for.  2) Mortgage rates are set to climb.  The Fed ended their $300 billion Treasury bond purchases on 10/29 and will stop buying mortgage bonds in March.  This will create an oversupply of bonds in the market looking for buyers.  When there's too much of anything the price typically drops.  When bond prices drop, the yield (or rate of return) goes up.  The only way to get the $$ to pay higher yields is to charge borrowers higher rates.  And none of this takes into acco...

When someone says progress, I'm usually the first in line, especially if it means an improvement in local resources and added value to current markets. However, sometimes progress is not the best avenue when it aggressively effects niche areas.  Lewes Delaware is good example.  Lewes is a quaint town nestled in the coastal area of Sussex County. As with all tourist areas, there has been growth, but the majority of it has been out from the town center towards the main highway several miles away.  This growth has not seemingly affected the attractiveness of Lewes, especially its historic seafaring downtown.  Currently, there is a proposal to build a 300,000 square foot shopping mall and a 20,000 square foot office complex, just steps away from the downtown section of Lewes. According to current market information in Sussex County Delaware, the Aug 2009 home sales are almost parallel to this time last year. In Aug, there were 43, 2-bedroom, 136, 3-bedroom, and 51, 4+-bedroom homes sold. Last August, there were 46, 2-bedroom, 134, 3-bedroom, and 58, 4+-bedrooms homes sold. The marked increase was in 3-bedroom home sales. The best news for sellers is the average number of days on the market dropped from 211 in Aug 08' to a current 176 days on the market. As in Kent County, 3-bedroom homes are outpacing the rest. The average sale price for 3-bedroom homes leaped from a Aug 08' price of $244,632, to a current average of $292,170, a $47,500, 19% increase over the previous year's sales price. It's no secret that the Federal Government has been selling billions of dollars worth of bonds and notes to finance all of the spending programs it has instituted.  But it is a little known fact that the Treasury Department has been purchasing their own bonds in an effort to soak up this excess supply and keep long term interest rates low.  It is also not commonly known that mortgage rates are NOT directly tied to the performance of Treasury Bonds (though they do some times travel in the same direction), but are actually dictated by the performance of Mortgage Backed Securities or mortgage bonds.  So mortgage bonds actually compete with Treasury bonds in the open market for investor dollars. Bill couldn't create the kind of havoc the Weather Channel is talking about, could he? Back in 1996, I lived in Wilmington, North Carolina. I had escaped the Washington, DC, Beltway and was searching for a new place to call home. Then along came Fran and Bertha, two hurricanes in the same year and both caused a fair amount of damage. No one wanted to talk to this Northerner about new career opportunities for a burnt-out boomer. All they wanted to talk about was how hard it was to get their insurance agent to call them back! I spent Sunday at the office as I usually do when I'm not booked with clients. About 2 pm, in walked a very nice couple looking for information about retiring to Lewes, Delaware. I stopped tweeting, closed down Active Rain and we all sat down to talk. Like so many newcomers to Coastal Delaware, this Boomer couple is about two years from retirement and they wanted to begin exploring their options here in Lewes, Delaware. I asked what brought them here and learned that their favorite restaurant is right across the street from our office - The Buttery! For years they had been vacationing in Bethany Beach, about 20 miles south of Lewes, but they felt that Lewes would be a better place to retire. Bethany, they felt, is more seasonal while Lewes has become a year round town in which to live. ...

The town of Lewes is abuzz with people and bikes and boats - all coming to see the arrival of the Lightship Overfalls. "We plan to start the welcome home celebration around 2 PM at the slip. Please bring some munchies and the Overfalls will provide the rest. Sam and Mariah Calagione have donated some Dogfish Head beer so those of us who appreciate an excellent brew will be very satisfied. The public is welcome at our celebration so please tell your friends and neighbors if you think they would enjoy it." My morning began today at the Lewes Chamber of Commerce breakfast meeting. It's a great way to network with other local business people and newcomers to Lewes. Our guest speaker this morning was Julie Wheatley, the new Director of the Sussex County Economic Development office and she shared some interesting statistics with us about Lewes: The average age in Lewes, Delaware is 53! 30% of Lewes residents are over the age of 65! She also referenced a quote from Joe Biden - "On the northern end of Delaware's beaches, Lewes, for example, is an historic town centered around boating with a distinctly New England feel." HISTORIC LEWES FARMERS MARKET has expanded the season for 2009. The new dates are May 30 through October 10. I'm already dreaming of heirloom tomatoes and sweet corn, fresh picked peaches and mushrooms. The Farmer's Market is open every Saturday during the season and it's my first stop of the day. When Carlos Beneto Grau took the microphone last night, he opened by telling the crowd - We are beginning our US tour tonight by playing our first concert in the first town in the first state!   Even though the weather had turned cold during the afternoon and rain and sleet was in the forecast - very unusual for Lewes - the hall filled up quickly before the music began. The Spanish Brass concert was the 4th in the 2009/09 series of Coastal Concerts in this 10th Anniversary season. The program went from J.S. Bach to Duke Ellington with a little Antonio Carlos Jobim and Fat Waller in between. Teller Wines is my favorite place to buy wine and it is located down the street from the RE/MAX office in Lewes, Delaware. It's one of those great wine stores that always has the best wines in every price range. They also have a wine tasting every Saturday afternoon, just about the time I'm leaving the office and heading home. The owners are also very involved in Lewes and support local organizations. One of the first great events of the season is coming up on Saturday, March 28th, from 1 pm to 4 pm at the Lewes Yacht Club. At various times during my day, I still catch myself in a state of euphoria after Tuesday's inauguration--In part because I am full of hope and optimism for the new administration and the future of our nation, and in part because I am thrilled that my son was able to be there.  Ms. Sue Comorat arranges a field trip for her Contemporary Issues class to attend the presidential inauguration every 4 years.  In 2005, our older boy, Scott, witnessed George W. Bush taking the oath of office.  This time it was John's turn.  My eye witness said it was incredible.  I would like to publically thank Ms. Comorat for making the arrangements and taking the 15 students and 4 chapperones on this historic trip.  Your students, and their parents, will never forget it.
