Can a Buyer Still Qualify For The Tax Credits If He/She Closes After April 30, 2010? Under the Extended Home Buyer Tax Credit, as long as a written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1, 2010 to close. Be Sure To Live In The Home For 3 Years or More... Here is why that benefits you.... The buyer does not need to repay the tax credit, if he/she occupies the home for three years or more. However, if the property is sold during this three-year period, the full amount credit will be recouped on the sale. Be sure that you know the rules of this newest tax credit!  Call your tax accountant or the IRS for details! Question: So Real Estate Agent Tom Davis... Why Is Now is a good time to buy a home in Delaware? National Association of Realtors President Vicki Cox Golder, said conditions are optimal for buyers in the current market. "Inventories have steadily declined and are closer to balanced levels, which indicate home prices in many areas are either stabilizing or could soon stabilize and return to normal appreciation patterns," she said. "This means buyers still have good choices but are purchasing near the bottom of the price cycle with historically low mortgage interest rates. Throw a tax credit on top and it really doesn't get any better for buyers with secure jobs and long-term ownership plans." Well you heard it for yourself!  Now is the time to buy! Attention Buyers!  First-time home buyers in Delaware rushed to close sales before the original November 30 deadline for the recently extended and expanded tax credit according to the National Association of Realtors. NAR chief economist, Lawrence Yun said the rise was expected This clearly is a rush of first-time buyers not wanting to miss out on the tax credit, but there are many more potential buyers who can enter the market in the months ahead," he said. "We expect a temporary sales drop while buying activity ramps up for another surge in the spring when buyers take advantage of the expanded tax credit, which hopefully will take us into a self-sustaining market in the second half of 2010. In all, 4.4 million households are expected to claim the tax credit before it expires and bala...

Both buyers and sellers are required to review, amend and sign numerous papers during a real estate transaction. To the general public, these legal documents can be rather confusing. As a result, many people prefer to hire an attorney to manage the transaction and ensure that they don't make any costly mistakes. A Delaware attorney will review the real estate contract and make you aware of any potential issues that might conflict with your best interest. Your attorney will usually accompany you to the closing as well to help make sure everything goes smoothly. If you are considering buying or selling a home now or in the future, I would be glad to recommend a real estate attorney in the Delaware area. Best Regards, Tom Davis (302)398-3757 I look forward to helping you with Buying & Sell...

Nearly all home buyers need to secure a mortgage when purchasing a home. Today, there are a wide variety of mortgage options available. Taking the time to discover the best mortgage product for your needs can offer great rewards in the long run. While there are countless variations, most common mortgages can be categorized as either fixed or variable. Fixed mortgages offer the same interest rate and monthly payment over the life of the loan, while variable mortgages offer adjustable rates or payments. ARMs (Adjustable Rate Mortgages), the most popular variable mortgage option, offer a lower-than-market interest rate to provide buyers financial flexibility initially during the mortgage, with the trade off being the potential for higher interest rates and monthly payments later on. Please...

Good schools in Delaware and a safe, enjoyable neighborhood are two of the most common reasons why homebuyers select a particular Delaware house. Not surprisingly, these factors have a great impact on the value of real estate here in Delaware. If you are considering purchasing a Delaware home, it pays to learn all you can about the Delaware schools and local Delaware community. But how do you get such information? You can start by calling the township to request information on public transportation, parks and recreational areas, city services and local amenities. The department of education in most states provides test scores and state rankings for each school district. The Internet is another good source for information. Web sites like ERA.com provide access to neighborhood and school ...

When buying a Delaware home, particularly an older house, buyers are often understandably concerned about the potential need for expensive home repairs in the future. Home warranty programs, such as the ERA® Home Protection Plan®, are available to buyers and sellers to help alleviate this concern. Delaware Home warranty programs offer protection for the seller and buyer, covering most major repair or replace expenses within a home for up to a year or more after closing. With this added sense of security, it is easy to see why houses covered by home warranty programs on average sell faster than comparable homes without any such protection. If you are interested in learning more about the ERA Home Protection Plan I would be glad to provide you with additional information. Best Regards, To...

Potential buyers who wish to purchase a home but can't afford a large down payment, may want to look into private mortgage insurance. Private mortgage insurance, or PMI, is designed to protect the lender against default while allowing buyers to obtain a loan while putting down significantly less than the standard 20 percent. The borrower pays a premium for PMI coverage, the amount of which is determined by the type, amount and length of the loan. The premium is usually either worked into the monthly mortgage payment or paid as a lump sum at closing. If you would like to find out more about the advantages of PMI, I would be glad to provide you with additional information. Many buyers wonder why they need to use a real estate professional to buy a house. They can access real estate listings through classified ads and real estate Web sites and can attend open houses on their own. Whether you have bought a home before or are a first-time buyer, searching for and buying a new home can be a time-consuming and overwhelming experience. A real estate professional can offer support so you don't have to "go it alone." Sales associates can provide access to information on market trends, neighborhoods and schools and rely on their years of experience to make sure you utilize the best strategies for your needs.
