What's For Sale at DC's Westchester? Right now, there are seven cooperatives for sale at the Westchester.  And I'd be making an offer on one of them, except that sadly, the place is a "No Labradoodle Zone".  The prices are extremely reasonably, due in large part to the restrictions on pets and on owners' ability to rent their units.  Also, the cooperative fees are quite high, typically just under $1,000 per month, although they include all utilities and DC real estate taxes.  Six of the seven apartments that are currently for sale are 1-bedrooms, and most are quite large, around 1000 square feet.  Many of them have sunken living rooms, and some need a little TLC, while others boast state-of-the-art kitchens and amazing decor.  Their prices range from a low of $242,500 to a high of $325,...

The Westchester Cooperative As a new real estate agent, The Westchester Cooperative fascinated me.   The complex has four buildings dating back to 1930.  It looks like is should be located on New York’s Riverside Drive, with it’s gracious pre-war architecture. When I sold my first unit there, I remember stopping by the building manager’s desk to explain that I had a buyer with a ratified contract on one of the units, and one of the contingencies was a review of the cooperative documents, including the bylaws, house rules, and budget. “Until he moves in, it’s none of his business, dear.” Oh my.  Even though it was an all cash purchase, I asked about recognition agreements with some of the lenders who made cooperative loans.  Her reply? “Anyone who has to borrow money to live here doesn’t...
