More than 4,000 unemployment claims have been filed in the District of Columbia alone since January 20th. Surrounding areas are also experiencing a spike in claims due to federal job losses resulting from government downsizing. Eliminated positions and terminated personnel number over 100,000... and counting. Sudden job loss can be traumatic, so we are compiling a list of area resources for those who have lost government jobs. Social Media is abuzz with dis- and misinformation. The hype of the moment currently circling: there's a flood of new listings in Washington, DC, and even the rats are fleeing the city! I am only licensed in Maryland (since 2004) but do have access to DC and NoVA listings and statistics as well since the entire area is serviced by the same multiple-listing service, the BRIGHT MLS. According to the data provided by our MLS, neither people nor rats are fleeing the DMV (DC-Maryland-Virginia) - at least not at this time. The latter is unfortunate since there appears to have been an influx lately. We won't know if, how, and when the current developments will impact the Real Estate market. 2025 Existing Home Sales Expected to Stay Near Historic Lows Mortgage enterprise Fannie Mae has revised its 2025-2026 forecasts for mortgage interest rates and housing sales.   Housing Sales Projections Fannie Mae lowered its expectations for existing home sales to 4% for 2025, from its prior forecast of 11%. Fannie Mae’s downward revision is based on increased mortgage rates and other long-duration bonds over the past two weeks. The 2024 market pace is on track to end at a 30-year low. Existing home sale volume is forecast to increase to 17% in 2026, when affordability conditions are forecast to improve, the lock-in effect weakens, and pent-up demand builds. Back at it again with another market update in the DC Metro area this week! Guess what - prices are rising, and together with that, new contracts are being signed compared last year.With a 3.2% jump from last week, the median list price soared to $415,000 in the Bright MLS service area, a 7.8% increase from the same week last year. Historically, list prices have jumped at the beginning of fall, but this year the bump in prices happened earlier.New contracts are hovering just above last year's level.There were 5,812 new contracts in the Mid-Atlantic for the week ending August 18, which is 4.3% higher than the same week last year. Don't believe the wild claims about "the end of 6% commission" in real estate.Unreliable Internet sources misled the public when they claimed that the cost of representation for real estate transactions was mandated to drop due to the NAR class-action lawsuit settlement.   On Tuesday I attended the NAR mid -year legislate meetings, trade show and then joined the Maryland FPC - (Federal Political Coordinator)  team for the 2024 Hill visits.  My morning started by jumping into rush hour traffic to the Shady Grove Metro station.
