Waterbury  CT First Quarter 2021 Real Estate Market AnalysisThe year 2020 was an unusual year for so many reasons.  With the pronouncement of the pandemic back in mid February of the year, the world watched in disbelief as the virus spread at an incredibly fast pace and affected all ages all over the  world. In the world of real estate, the exuberance of the business that had started in 2019 started to slow as people became wary of venturing into homes not knowing who was there or their state of health. Likewise, sellers were wary of having people come into their homes and possibly bringing in a bacterial issue that would infect their families. For the year 2020, the market sales or absorption rate was almost 78 sales per month, with an average sales value of $154,998 and average days on...

Car Shows Are Back In Connecticut This YearMissing last year due to the pandemic were the antique and specialty car shows that so many attended almost every weekend from May thru October, weather permitting.Well they're back and maybe even the 'Cruise' Nights as well. So many people stop and stare when an older car makes its way down the street. Owners pay special detail to their cars and are wary of people that look and try and touch.  Those shiny hunks of metal have hours of care and attention to keep them that way and fingerprints are not appreciate. The established car shows are well known and for car owners who have gone to them in the past, they are appreciated for the attention the judges offer while running down a row of cars. The trophies awarded at the end of the shows have pl...

Fulton Park, Waterbury CT A Special Place For AllLocated 90 miles from another famous recreational venue is the largest municipal park in the Greater Waterbury CT area. Fulton park has the distinction of also being designed  by the Olmsted Brothers, the successor landscape architecture firm to Frederick Law Olmsted, renowned designer of New York City’s Central Park and recognized as “Father of American Landscape architecture.”  In the early 1900's Waterbury was a center for brass manufacturing as well as the feeders businesses that were necessary to keep them running. It was known as the Brass Capital of the World and kept that distinction until the use of plastics and aluminum replaced many of the former brass products. One of those industrialists, William Fulton, acquired land around ...

Which Came First, The Chicken or The Egg?This is a question that has been asked over and over again and has raised controversy repeatedly. In the current real estate climate, sellers must decide which path to follow first:Be a seller and place the house on the market, or Find the new House and then sell the current one? The volume of quality listings is so low, there is little chance that a new listing hitting the market will wait very long before a queue of buyers are lined up to view and place their offer. That same zeal for a home will be the reality of the seller. If they are relocating away from their current home and have already gotten some security with housing, then it is an easy decision to make.If they are staying in the immediate area and have done some homework they know it...

Half Way To Being Protected From Getting The VirusIt is a common belief that the pandemic can only be stopped by all getting vaccinated. The more people that are able to get the vaccine, the less likely it is that it will spread further. Of course, there are no guarantee to this but the greater the population that is protected the better for all. This morning I got my first shot of the Pfizer vaccine.  In 3 weeks, I'll get part 2 and at the very lest there will be some peace of mind of me that I'm in a better position to not get the virus. There are few guarantees in life, but this helps my mental state at the very least. In Connecticut, all are encouraged to sign up for the vaccine through the St of CT portal:  ST of CT Vaccine  This is also referred to as VAMSIt is also possible to get ...

Closed Waterbury CT 3 Bedroom Ranch in Zip 06705In this market, getting a home to the closing table should not be difficult, yet this seller went through the angst of riding out 3 contracts to finally get it sold. The house itself had no issues with getting attention as it's a 3 bedroom home on almost an ,5 acre lot with upgrades throughout, hardwood floors, finished family room and a home that served the owners for years and would serve the new owners as well.  With all the positives working toward a quick sale, we went on market.  The only unique part of the home was that in a town served almost 99% by a municipal sewer system, this home had an engineered septic system.  This also was very clearly detailed in the MLS system for all to see.The property received multiple offers when it ...

When You Know The People You VisitA blog post submitted by Margaret Rome today brought back a memory of a most unusual character that I had the good fortune to know.  He has long since gone on to his rewards and his way of looking at life was not one of 'If only' but 'So what'.He and his wife would love to sit in their living room at night and appreciate the flickering of the fire.  They would not always have the right fuel for the fire so occasionally the newspaper would get tossed in.As would be expected since the chimney maintenance was often ignored, the build up of debris and creosote would get a flicker of flame and start to burn resulting in the fire department being called. As it was close to the house, they were always there promptly. Also, as they were there too often, they knew...

Martin Luther King, Jr Day  Jan 2021  Could His Vision Have Started In ConnecticutToday we celebrate the birthday of Martin Luther King, Jr.  If he were alive today he would be horrified as to where we have come and also distraught that his vision is not as close to reality as it should be.  His dream was for equality for all.The Waterbury CT Sunday newspaper had a large article offering details on a memorial to Dr King that will be dedicated in Simsbury CT on Monday.  The tablets of the memorial offer details of his time spent in Simsbury as a high school student,  who was among the many that were up her to pick the shade tobacco for which Connecticut had  great renown as the outer leaf for cigars.  This was in 1941 during WWII when most of the able men and women in the area were worki...

Before Ralphie There Was Howland Hughes in Waterbury CTAs a kid, the Christmas season was special and nothing in the area was as unique as the Christmas village in the basement of the Howland Hughes Department store in downtown Waterbury CTIt was a store in the model of Macy's or Gimbel's with the huge open atrium that went all the way to the top floors.  One could see the displays from below as well.  The elevator was attended by a person in a uniform with that lever actuator and close and open the gate before the doors are opened. But the heart started to pump and the eyes were large when we would go down stairs where the toys were neatly stacked and off to the side at the end of the toy aisles was The Place.  There was Santa's chair and all would line up for a chance to tell him what ...

As I was passing a park this past summer, I noticed a lot of activity at the base of a reservoir retainer wall. People had cameras out and were highly focused at a gathering on the hillside. Not being in a hurry, I stopped to see what was generating the interest.  On the hill was a spread out formation of baseball players, all appropriately masked standing proud.Getting the team photo in a wallet size would make it tough to find your favorite player. There was a time when all just stood shoulder to shoulder. Not Enough Space To Take The Team Photo
