Wallingford Market Update for November 2010 Here's the way the housing market is shaping up in Wallingford as of November 30, 2010: There are currently 177 single family homes for sale in Wallingford (down 10% from last month): Low list price: $33,000 High list price: $895,000 Average list price: $331,690 Median list price: $289,000 Average Days on Market: 74 (down 22% from last month) Homes sold on average for 94.2% of list price (down slightly from last month) There are 31 homes currently under contract, priced between $79,900 and $999,900. Based on the number of homes sold in November (17), it would take approximately 10 months to sell the current inventory, up 11% from October. As for condominiums, there are currently 92 condos for sale (down 10% from last month): Low list price: $5...

Wallingford Market Update for October 2010 Here's the way the housing market is shaping up in Wallingford as of October 31, 2010: There are currently 197 single family homes for sale in Wallingford (down slightly from last month): Low list price: $33,000 High list price: $895,000 Average list price: $330,408 Median list price: $289,900 Average Days on Market: 95 (up 45% from last month) Homes sold on average for 97.3% of list price (up slightly from last month) There are 27 homes currently under contract, priced between $109,900 and $999,900. Based on the number of homes sold in October (23), it would take approximately 9 months to sell the current inventory, up 12% from September. Mediterranean Cuisine in Wallingford, Connecticut - You may think that 295 Parker Farms Road in Wallingford is a strange place for a restaurant, but you will be pleasantly surprised.  Located across the street from the fairways of the Farms County Club is a little piece of Greece!  Laskara Restaurant is a frequent destination for my family, and always worth the trip.  They know how to treat people well.  Laskara is open Sundays 11:30 A.M. to 9 P.M., Tuesday through Thursday from 11:30 A.M. to 9 P.M., Friday and Saturday 11:30 A.M. to 10 P.M., and they are closed on Mondays.  As this is a popular place, reservations are highly recommended!

Agent Meet-up at Gouveia Vineyards   Those of you that read our posts (thanks, both of you!) know that we recently opened our own brokerage back in March, and we're so glad we did. The feeling of freedom and control over your own destiny is indeed powerful. It reminds me of that time, long ago, when your Dad takes the training wheels off your bike for the first time. Construction Everywhere I go! I know we are all experiencing it--everywhere we turn these days, roads are under construction!  When making an appointment, I want to say, "I will be arriving between 1 P.M. and 3 P.M, depending upon construction!"  Every time I leave my driveway, I have to plan which way to turn.  I have construction closing one road that leads out of our neighborhood and a bridge out that leads to Route 10!  Today I needed to run to Staples in Wallingford to get some blueprints copied.  I was within 1/4 mile of my destination when I discovered the road was completely blocked with construction!  In this part of the state, when you can't go one way, it takes creative thinking to find another way!  This detour took me 2.4 miles around! Wallingford's "Trail of Terror" Turns Sweet SixteenIn 1994, Wayne Barneschi built a small haunted house in the  front yard of his Wallingford home. Little did he know that it would grow up to be one of the most famous haunted attractions in all of New England, and beyond: The Trail of Terror.Named for the third consecutive year as "Best in Connecticut" by Connecticut Magazine, the award-winning "spook-tacular" is celebrating its 16th birthday this year, and attendance should be brisk. 24th Annual Celebrate Wallingford!The 24th Annual Celebrate Wallingford Festival is ready to kick off this weekend, October 2nd and 3rd. Prepare yourself for two fantastic days of activities, displays, food tasting, crafting, contests, and entertainment, all set in the beautiful downtown area of Wallingford.   The main venue for the event will be at the Railroad Station green at 11 Hall Avenue, with other activities taking place at Simpson Court and along South Main Street. As I continue to get the word out about wonderful libraries in the area, I wanted to share one of my family's favorites!  The Wallingford Library has 67,000 square feet of space in its main location on North Main Street plus one of the best library websites I have ever seen.  They also have a second, much smaller, location in Yalesville - at 400 Church Street - with limited hours. In addition to a wonderful collection of books and reference materials, the Wallingford Library has a huge assortment of books on tape/CD, DVDs, and music CDs.  They have a wonderful separate room for the Children's Library that is the dream of any youngster with a huge tree (great for Hobbits) and a train running right through it.  The staff is wonderfully helpful, and if you can't find what you are looking f...

Wallingford CT is New Home for Anthem Blue Cross/Blue ShieldAfter sitting vacant for about 3 years, it looks like 108 Leigus Road in Wallingford will finally get a tenant.Anthem Blue Cross and Blue Shield, currently at 380 Bassett Road in North Haven, has signed a lease with the owner of the empty building, called the Campus at Greenhill, and will move into their new home in about a year. The building has sat vacant since initially tapped to be the home of Mortgage Lenders Network USA, Inc. That complany has since filed for bankruptcy and is out of business. Gaetano's Tavern on Main Still Going Strong There has been a rumor that one of Wallingford's best eateries, Gaetano's Tavern on Main, is closing down. Well, to paraphrase Twain, the reports of its demise have been greatly exaggerated. Gaetano's, located in Simpson's Court at 40 North Main Street in Wallingford, has no plans of going anywhere. In fact, the Meriden Record-Journal recently announced the winners of their annual Reader's Choice awards and Gaetano's did very well, placing 2nd in the "Best American Food" category and 3rd in both the "Best Banquet Facility" and "Most Romantic" categories. Some of my Wallingford clients asked me if I could find some good local tips for them when it comes to going green, so here you go folks! Unbroken Compact Fluorescent Bulbs can be dropped off at the Home Depot, and then travel just a little further up North Colony to the Staples Plaza where you can recycle your ink cartridges (and get paid for doing so) at Staples and then drop off used household items at Goodwill. Of course, the Wallingford Library is always happy to get your used books, audio books, and DVDs that are in good condition.  Call ahead to be sure they are taking what you want to give them (203-265-6754), and be sure to stop by their used book store to restock your supply!! Wallingford Hosts Tom Graves Golf Classic Whether you’re a seasoned player or a weekend duffer, Monday, September 13th presents an opportunity for everyone to come out and smack a few balls around for a good cause.   On that date, the 26th annual Tom GrovesGolf Classic will take place at Wallingford’s Farms Country Club located at 180 Cheshire Road. The tournament was started in 1985 by the current president and CEO of the Quinnipiac Chamber of Commerce, Robin Wilson.
