Trumbull CT Real Estate Market Report ~ April 2012 ~ Home Sales UP 24%   Trumbull CT home sales continue to be on their way UP.    Closed sales in Trumbull CT were UP 24% in April 2012 compared to the same period last year. THEN, .there's more good news! List and selling prices INCREASED 7% and 6% respectively AND the median went UP 6%.  Still MORE.....   TRUMBULL Market Trends Report March 2012   The Trumbull, Connecticut real estate market is strengthening.  It is still a Buyers Market, but the three month comparison shows that list and sales prices are increasing and the Average List to Sales Price is one of the highest in Fairfield County. The amount of inventory that the market can absorb is also not improving. We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 9-10 months to sell every home currently on the market in Trumbull. The slowdown earlier in the year can be attributed in part to the power outages that accompanied Tropical Storm Irene and the freak October snowstorm. Trumbull CT Single Family Real Estate Market Report for December 2011   Trumbull CT single family home sales for December 2011 were UP 22% over December 2010.  List and selling prices decreased 22% and 20% respectively with the median being down to a more realistic 6%.  The December 2010 averages were brought up considerably by a significant outlier at $1.2 million. The high sale in 2011 was $681,500.  So the list and selling averages were slightly inflated in 2010 which brought about a greater disparity in the year-to-year comparison.        Days on the market went DOWN 34% -- very respectable.  The market moved closer to a balanced market with 6 months supply of homes no doubt due to the low inventory with holiday listing withdrawals and postponements.    82% of sales were below $400K...

Trumbull CT Single Family Real Estate Market Report for October 2011   Trumbull CT single family home sales for October 2011 were UP 24% over October 2010.    List and selling prices both decreased 17%. See analysis below.  The median was down 6%.   Days on the market went down 13%.  Good news for sellers.        Take a look at the actual figures from the Greater Fairfield County MLS.  Does anything stand out?      Sure, it's that high sale of 1.2 million in 2010.  This was a heavy outlier that brought 2010 averages up.  So without that significant outlier, the averages comparison between 2010 and 2011 would have been tighter.  The median, which is unaffected by the outlier since it is merely the midrange value, was off 5.76% ...  a truer representation of value.   What houses sold in T...
