TRUMBULL Market Trends November 2012    Trumbull’s market slowed down after a healthy Spring market.  It still looks like Trumbull’s real estate market hit bottom in Q4 2011 and has been in recovery since then.   With only 5.2 month’s supply of inventory which is trending lower (see the 3 Months trend of 5 months supply), we would expect to find increasing prices, but instead prices are decreasing.  Signals are clearly mixed in this market. TRUMBULL INVENTORY TRUMBULL SALES HOTTEST HOMES IN TRUMBULL What homes are most in demand by buyers in Trumbull?  The sweet spot in the market is for 3 bedroom homes with a list price of $300,000-325,000.  They tend to be on the market only 95 days and sell for 95% of list price.

Trumbull CT Real Estate Market Report and Homes Sold November 2012   The Trumbull CT real estate market report for November 2012 showed a  phenomenal 90% INCREASE in sales as compared to November 2011 sales. The Greater Fairfield County MLS recorded 40 closed sales compared to 21 sales last November. (see chart below)   The same year-to-year comparison showed a decrease in list and selling averages, 15% and  14% respectively. TRUMBULL Market Trends October 2012   Trumbull’s market trends are giving mixed signals.  With only 5.1 month’s supply of inventory which is trending lower (see the 3 Months trend of 4.2 months supply), this is clearly a Seller's Market.  However, in a Seller's Market, the Sellers are supposed to call the shots so prices go up.  Instead what we see is lower prices.  The List to Sales Price ratio has increased to 96%, suggesting that Sellers are holding out for a sale price closer to the number they want. What homes are most in demand by buyers in Trumbull?  The sweet spot in the market is for 3 bedroom homes with a list price of $300,000-325,000.  They tend to be on the market only 92 days and sell for 95% of list price. Trumbull CT Real Estate Market Report September 2012    The Trumbull CT real estate market report for September 2012 showed a 107% INCREASE in sales as compared to September 2011 sales.   The Greater Fairfield County MLS had 31 closed sales recorded compared to 15 sales last September. Trumbull CT  Real Estate Market Report August 2012     WOW!.... The Trumbull CT real estate market report for August 2012 proved to be an AWESOME month in home sales.  Sales INCREASED 74% (yes, you read that right) as compared to August 2011 sales.  The Greater Fairfield County MLS had 47 closed sales recorded compared to 27 sales last August.  (see chart below) Sales were also up 46% since last month.  (July 2012).   The same year-to-year comparison showed a STABILIZATION  in list and selling averages.  Both went up only 1% but the median came down 5%.    Other news is that there are 26 homes under deposit and 66 pending home sales.  September sales should be as strong with hopefully continued  stability in the averages.    Can't wait to see what's on 'sale'?  Click here to SEARCH FOR ...

Trumbull CT  Real Estate Market Report July 2012   Trumbull CT home sales INCREASED as compared to July 2011 sales.  The Greater Fairfield County MLS had 32 closed sales recorded compared to 31 sales last July.  (see chart below)   The same year-to-year comparison showed a sharp drop in list and selling averages.  Both went down 21% and the median came down 14%.  Looking back on July 2011, there were 7 sold properties above $620K up to $939K, which certainly brought the averages up. Looking below, there was only one sale above $600K.   TRUMBULL Market Trends Report May 2012   The Trumbull, Connecticut real estate market is trending up. The 3 month comparison shows that both the number of sales and sale prices are increasing and are higher than the 12 month trend.   Days on Market has decreased as well.  It is still a Buyers Market in Trumbull.   We use the 12 month absorption rate (see chart above) to determine inventory absorption, which means that it would take about 9.4 months to sell every home currently on the market in Trumbull.  This is actually better than most towns in Fairfield County.  This is one of the most balanced real estate markets in the Fairfield County towns we track. Trumbull CT  Real Estate Market Report June 2012   Trumbull CT home sales lost a little momentum in June compared to the June 2011.  The Greater Fairfield County MLS had 29 closed sales recorded compared to 42 sales last June.  42 was indeed a hard number to beat.  See the yearly sales chart below.   The good news is that the list. selling and median averages remained relatively flat. WE have been seeing gains. But we'll take flat results instead of decreases. What is a short sale and how do I qualify for one?   A short sale is a name given to describe the process of a home selling for less money than is owed to the bank.  The term short sale refers to the amount of money owed to the bank will be ‘short’ at the conclusion of the sale.  Banks often will approve a short sale in writing including any concessions that they are asking for.  The offer to purchase should have a “subject to…” condition in the offer giving the seller the opportunity to accept or reject the bank’s approval. TRUMBULL Market Trends April 2012 Trumbull is still in a Buyer’s Market (as shown by the market indicator trends in orange), but there are hopeful signs of an improving market as shown in green.  Average Sales Price has risen over the past three months and the Sales to List Price ratio has risen to 97%.  Trumbull has over 10 months of inventory (the 12 month figure is used for the absorption analysis).   Six months of inventory is a balanced market, favoring neither Seller nor Buyer.  Less than six months is a Seller’s market.  Compared to other Fairfield County towns, Trumbull’s chart is better than average and shows signs of a strengthening market.
