(I wrote this in December 2009. I love this story. It's MY story. As Christmas Eve 2010 approaches and we prepare for our party with family and friends, I always think of when we found our house and the warm, homey feel it still has over 25 years later.) Home for the Holidays - More Than a Feeling  My buyers always ask for my opinion and I am not shy about giving one. One question that comes up often is "Is this the right house for me/us?   This is what I tell them.  How does it FEEL to you?  Can you see yourself living here? How would your furnishings look in this space?  Are you comfortable with what you hear? (Traffic? Quiet? Barking dogs?) Is the space adequate for your needs? Etc.... THEN I tell them MY story - whether they want to hear it or not.  Actually, they always do. Just ki...

Homebuyer Tax Credit Expanded and Extended It's Official.  Today President Obama signed legislation that extends and expands the former First Time Homebuyers credit.  The credit is now simply called the Homebuyer Tax Credit. The National Association of Realtors has provided a chart which lists changes from the original First Time Homebuyers Tax Credit.  Here is additional information on the Homebuyers Tax Credit provided by NAR: If you qualified for the original first time homebuyer credit, you do not have to close by December 1, 2009.  Since the new legislation was signed today, that date no longer exists.  If you are an existing homeowner, your new house does not have to cost more than your old house. If you are a first-time homebuyer but did not qualify for the credit due to income l...

Real Estate Final Inspection --  The Walkthrough Before Closing  You're almost at the end of the transaction.  You can see the light at the end of the tunnel, but you're not done yet.  It's time to schedule the walkthrough of your soon-to-be home. The main purpose of the final walkthrough is to be sure the property is in the condition you expect it to be and nothing has changed (except for normal wear and tear) since the contract was made.  Period.  Buyers: This is not the home inspection.  Provided an inspection was done, this is the time to be sure any repairs agreed to as a result of that inspection were completed. This is not a time to make out a punch list of things you don't like about the house that you think need to be fixed.  Sorry, too late.  You do want to make a list, though...

CT residents will have some extra dialingas well as reconfiguring to do starting Nobember 14, 2009.  All phone customers with a 203 or 860 area code will have to dial the area code for ALL calls, even local calls within the same area code.  So, if you want to call your local pizza restaurant down the street, you must dial the area code plus the number. If you forget to dial the area code on November 14 or after, your call will not be completed and your telephone company friendly recording will instruct you to hang up and dial the number again, including the area code. Exceptions to this new procedure are the following:     You will still dial three digits only to reach 911     If 211,311,411,511,611,711 and 811 are now available in your community, they will remain three digits.
