  SHELTON Market Trends Report January 2012   The Shelton, Connecticut real estate market has showing signs of picking up within the past 3 months. The slowdown earlier in the year can be attributed in part to the power outages that accompanied Tropical Storm Irene and the freak October snowstorm. However, the 3 month comparison shows that sale prices are on the rise.  The amount of inventory that the market can absorb has decreased over the past 3 and 6 months.   We use the 12 month absorption rate (see chart abover) to determine inventory absorption, which means that it would take about 10 months to sell every home currently on the market in Shelton. Although it is still a Buyers Market in Shelton, the absorption rate is in line with many other Fairfield County towns.  With low inter...

Shelton CT Single Family Market Report - January 2012 - Shelton CT Real Estate   So....What's UP with the Shelton CT single family market for January 2012 which includes Huntington and White Hills?   Sales were UP from the same period last year with significant increases in list and selling averages. Sales were UP 27%. Average list price was UP 34%. Average selling price was UP 30% The median home price was UP 47%.  Days on the market went up 64%.  Well, that's not a good increase. The month's market absorption came in at 11.57 months, not what we want to see. Shelton CT Single Family Market Report - December 2011 - Shelton CT Real Estate   GREAT news!  The Shelton CT single family market report for December 2011, which includes Huntington and White Hills, ended UP the year with significant increases as compared to the same period last year. Sales were UP 17%. Average list and selling prices were both UP 19% The median home price was UP 32% Days on the market stayed flat at a 1% decrease. Shelton CT Single Family Market Report - November 2011 - Shelton CT Real Estate   The roller coaster is chugging UP the hill.   The Shelton CT single family market report for November 2011, which includes Huntington and White Hills,  shows a 17% increase in sales over October 2011.   Additionally, a comparison to the same period last year shows a 17% INCREASE in sales.  List and selling averages decreased 20% and 21% respectively.  The median also fell down at 7% lower.                                            71% of sales were concentrated in the $0-300K range with the highest concentration in the popular $200-$300K range keeping averages on the low side.
