Rocky Hill Connecticut Condo Sales As I speak to associations and property managers about FHA Condo Approvals, I use data for condo sales in various towns in Connecticut.  I try to select towns that have a lot of condominiums to provide comparison data between projects that are FHA approved and those that are not. It is not uncommon for the number of new and active listings to decrease during the holidays. As with Rocky Hill condos, the average days on market and the percentage of listings with price reductions increased after June, 2010, the expiration of the First Time Home Buyer Tax Credit (for most buyers). However, the supply time for current inventory (homes on the market) decreased from a high of 12.2 month at the end of April to 6.1 months at the end of December. At first blush a reduction in the supply time may seem in contradiction with an increasing average days on market. However, the supply time as decreased because there are fewer homes on the market, but the homes that are on the market have been, on average, for five+ months. Although 2010 condo sale volumes in Rocky Hill are lagging 2009 volumes, condo sales are occurring at a steady pace. As we saw in Wethersfield, the median and average condo sales prices in Rocky Hill are lower in 2010 than they were in 2009.  Again, the change in the median and average sales prices of condo units selling in Rocky Hill is due to: a) a decline in purchases of higher priced units (above $250,000) in the 2nd half of 2010 and b) further tightening of mortgage underwriting guidelines for condo financing.
