Market Report for Redding, CT 06896-December 23, 2011 Redding is a small rural town in CT that has no shopping area, no malls, just a little town center with a church, a police station, and a nursery.   The sales for Redding have been very low for the past 4 years, and we are hoping to see a rising trend in sales coming soon.  Perhaps the change in the over $1M sales is a good sign.   Total home sales for the month: 9   Average Days on the market: 118   Low value: $ 250,000   High value: $ 1,335,000   Average sold price: $ 605, 888   Median price: $ 535,000   Average list price: $ 664,644   Pending Sales: 4

Some of you may recall my mini rant from a few days ago...Why do people wait to the last minute? Well 2 good things came out of this: 1.  A new idea for a post...help customers understand the lead times.  Installing hardwood flooring - How long does it take?  At some point, I will follow up w/ other flooring such as carpet, laminate, tile and refinishing.  Thx for the great idea. 2.  One of the customers in the post has come back to me!  Sweet, sweet, sweet. One of these customers is a previous customer of mine. She actually knew there would be a lead time involved since she had previous work done.  She called and was hoping we could help her before her Memorial day bash, but she knew it was a long shot.  We advised her to call that annoying guy on TV since they supposedly have "next da...

The Shadow Inventory: How will it affect the Spring Real Estate Market  There is a hidden demon out there that can have a drastic effect on the market as we know it.  This demon is something called The Shadow Inventory.  You may be wondering what it is and how will it affect the Spring Real Estate.  The shadow inventory is made up a four basic types of properties.  These types are pre-foreclosure, bank owned properties, auction properties and government owned properties.  These properties are not on the market currently but are likely to come on the market in the Spring.  Currently there are between 300-400 properties in the shadow inventory in Greater Danbury.  These properties fall into the category of distressed properties and they will usually come onto the market at below market pr...

Redding, Connecticut Real Estate - Foreclosed and Bank Owned Purchasing a home at a foreclosure auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. To search the CT MLS listings visit Redding CT MLS listings. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Bank-owned and short sale listings are often marketed with a real estate agent and placed in the Con...

Redding is special!  With a long history of attention to zoning regulations, a distinctly rural character and a very rich history dating back to the early 1700s, Redding is a hidden gem among the power-towns of Fairfield County.  General Israel Putnam established winter quarters during the Revolutionary War in what is now known as Putnam Park.  The railroad put Redding on the map in 1852 and steam-powered factories sprouted along the rail lines.  In the early 20th Century Charles Ives and Samuel Clemens, better known as Mark Twain were two of Redding's illustrious residents.  By the early 1930's, there were about two dozen farms in Redding and the remainder of the land returned to forest and woodlands.  Redding has evolved into a historic town, able to preserve its roots while attractin...
