This is a reminder that there will be a Town Meeting held on Wednesday, April 22nd at 7:00 pm at Community School.  The purpose of this meeting will be to present, discuss the rather austere Town Budget.  As mentioned earlier, it's bottom line of about $6,571,000 is about $200,000 less than last year, reflecting a full 3% reduction.   The Town Meeting format is reflective of our strong New England tradition where everyone present has a chance to comment, and even to request changes to individual line items; something that cannot be done if it were put to a 'machine vote'.    We hope to see you Wednesday, and feel free to bring along family and friends.

The annual Prospect, Ct lunch with the Easter Bunny and Easter egg hunt is here again!  The Esatert Egg and Candy hunt is Saturday April 11th, 2009 at 11am.  It will be on the Town Green, weather permitting.  Be sure to get there a few minutes early, because if you are a few minutes late.....There will be nothing left. Well this should be fast Market update since it was a low production month here in the great town of Prospect!  Only 3 properties sold. 8 Brookwood Court Listed at $260,000 sold for $262,000 in 14 days. 133 Summit Road listed at $249,900 sold for $218,000 in 235 days. and 12 Scott Road. Listed at $247,500 sold for $238,500 in 21 days. Below are the October 2008 sold homes for Prospect.  The number of sales is almost identical to the year prior.  from a year ago you can see people are still spending roughly the same amount ($289,900-$299,900) however, their dollar is going a lot further with the homes.  The average Sold price a square foot went from $185/sq foot in October 2007 to $160/sqft in October 2008.  This is a 14% slide.   Prospect resident Kim Wadhams had a heart transplant at Yale-New Haven hospital on October 5th.  This just goes to show you why it is so important to be an organ donor.  Kim was on the Donor list for over two years!  Please also try to lend a hand with huge medical bill by attending Kim's pasta fundraiser.  It is November 7th at the Prospect Fire House.  Adult tickets are $10 and children under 10 years old pay just $5.  Any children under 3 eat free.  You can also buy an entire family pass for $25.  Tickets can be purchased at the Prospect Congregational Church, 758-4872 or at the firehouse door the day of the event!

    Well we are quickly approaching Election Day.  We will finally be able to get all these TV ads, mailers, and articles behind us and hopefully get on the road to getting our country straightened out!  Region 16 does not have school on election day, so plan accordingly.  For this election voting is held at the two schools in Prospect, Algonquin and Community.  Please visit http://www.vote411.org/pollingplacebystate.php to see which school you are at.  I was always told a good indicator is which side of Route 69 you live on.  If you are on the "Cheshire side" of Route 69 (i.e. Summit Road, Scott Road, etc) you vote at Community.  If you are on the "Naugatuck side" of Route 69 (i.e. Morris Road, Salem Road, Coachlight, etc) you vote at Algonquin. Ziti Dinner to Benefit Kathy Sigetti Prospect resident Kathy Sigetti is a 34-year-old mom of two who has recently been diagnosed with Germ Cell Cancer.  A benefit ziti dinner has been organized in her honor to help defray the cost of medical bills while Kathy fights this courageous battle against cancer. This is from the Region 16 website tonight. October 7, 2008 referendum to approve the purchase of land to be used for future school building site. Results  Yes 1,428    No 786. It appears the purchase of land for the future Algonquin school has been approved.   Voters in Prospect and Beacon Falls approve $1.59 million land purchase Voters in the Region 16 towns of Prospect and Beacon Falls approved a $1.59 million land purchase Tuesday. The vote was 1,428 in favor and 752 opposed. The question passed in Prospect 1,158-451, but failed in Beacon Falls 301-270. The land, at 54 Talmadge Hill Road in Prospect, is commonly known as the paintball property. It has frontage on Route 69, and borders Caplan Park.

   Here in Prospect we had 12 closings in the past month.  The numbers seem a little low, it is mainly due to the fact that three of the sales were Mobile Homes. On a hot and Humid Tuesday on July 8th the Prospect Seniors had their annual picnic at the Prospect VFW.  The party was catered by the Prospect Dairy Bar.  They served, Potato and macaroni salad, Corn on the Cob, Baked Beans, Foot long hot dogs, hamburgers, watermelon, carrot cake and ice cream.  Senior Sounds the band played and a great time was had by all.  I even got to help cook the burgers and hotdogs.  I did have to leave a little early for a listing appointment however.  The Dairy Bar crew and me (in the hat) in the kitchen!

The Real Estate market here in Prospect has felt the gas price/economy issues that much of the nation has been going through.  As you can see in the info below the average list price for a home in Prospect for the first half of 2007 was $339,149 with an average selling price of $327,869.  That is down  nearly 8.5% for the first half of 2008.  The average list price was $314,432 and the average sale price was $300,722.  The closed sales also decreased from 36 in the first half of 2007 to 28 in the first half of 2008.  This is a slip of 23%!  With these types of numbers it is easy to see why it is more important now than ever to price your home correctly, to limit the Days on Market (DOM) and maximize the sales price. 28 Closed/Sold Listings    between 1/1/2008 - 6/16/2008            Beds...

Rainbow over Prospect. Well the freak storm last night at least produced one good thing, a great rainbow!  Here in Prospect we received 3" of Rain in 30 minutes.  The winds picked up and knocked down several trees causing some temporary road closures.  The Prospect Fire House was struck by lightning and lost their phone service and also power.   Mayor bob said the 911 service was never interrupted however.   This picture is from the Porch of the Prospect Dairy Bar Restaurant.
