Let me apologize upfront for what is sure to be a "log winded" (no pun intended) post.  I feel there is a lot of information that needs to be gone over.  One of the hottest topics in the local news (and the local Restaurants) is the proposed Wind Turbine project located at 178 New Haven Road, Prospect.  BNE Energy is hoping to construct two 1.6 megawatt wind turbines (windmills).  This site islocated directly across from Lee Road and George Street on Route 69 in Prospect.  These turbines would be 328 Feet tall, and the blade would reach approximately 492 feet into the air.  There has been a ton of debate about the potential dangers and also the potential negative impact on the Real Estate values.    First I want to give a little info on my background.  I am a lifelong Prospect resident....

The December Challenges . . . Keeping the Christmas Spirit and Working to Maintain The Business   At this time of year there are enterprising stands full of trees for those people looking to get a sense of real and freshness for Christmas. This stand is at the VFW post on the Cheshire Rd, also known as RT 68, here in Prospect CT. The stand is open on weekends from 9 to whenever, with trees starting at $35.00. Well I guess we all knew it was coming, and I guess since we are New Englander's we are lucky it took this long.  The first snow of the season hit our section of Central Connecticut.  Most of the Neighboring towns of Cheshire, Naugatuck and Waterbury had light accumulation like 1-3".  Prospect had twice that, after all the "Town on the Hill" always seems to get harder hit. On my way to the office I snapped some photos around town. Did the storm hit you? November 2010 Real Estate Sales Report for Prospect Ct Currently in Prospect Ct there are 59 active residential listings for sale, which is 2 less than the number of listings in October. They range from a small 672 square ft, 2 bedroom mobile home, listed at $34,900 to a 5300 square ft, 4 bedroom colonial with 18x36 pool listed at $669,000 The average list price of the homes currently available for sale in Prospect Ct is $314,892. The average days on market for these homes is 168 days.  In addition, there are currently 6 homes under contract in Prospect Ct , with one having gone under contract in the month of November.    A Severe storm hit Prospect this evening taking down many trees and utility polls. Several Prospect streets are closed.  Mayor Bob will notify you by the Code red phone system in about an hour. (6pm Eastern time) Morris is closed from Rozum to highland Drive Cook Road is closed between Nancy Mae and Roaring Brook Plank Road is closed From Route 68 to Boardman Drive Salem is closed from Spring to Pond View   The roads are just coned off.  Do not move or go around the cones because there are Live Primary Wires on the streets.  The roads will be closed for most of the evening into tomorrow.  CL&P has been notified but are overwhelmed.

The Town of Prospect CT had it's annual Santa Claus Parade in the town center with many of the town's children accompanied by their parents waiting for their first glimpse of the jolly chubby man in the red suit. The Christmas Season is upon us. Kids will start to be on their best behavior, because as the lyrics to the song offer: ♫  He sees you when you are sleeping, He knows when you're awake He knows if you've been bad or good. So be good for goodness sake!  ♫

  2010 Prospect tree lighting. Prospect Ct's annual town tree lighting is this Sunday, November 28th 2010.  There is a "parade of lights" starting at 5pm.  Shortly after the town tree's will be lit and there will be some new spotights, including one on the carved wooden bear in front of town hall.  This will be approximately 6 pm. Mayor Bob has said this year there will be less lights than normal to "save a little" on the electric bill. Hope to see you there to kick off the Holiday season.

Prospect  Ct Revaluation  Announced for 2011 As required by State law, the Town of Prospect Ct is commencing the process of revaluing all properties in town. The most recent revaluation was completed for the October 2005 Grand List. The contractor that will be undertaking the task, is eQuality Valuation Services, who currently maintain the online property statistics for Prospect Ct and many other towns in the area. It's Halloween and parents want to make sure their children, of any age are safe. Younger children will probably be out with a parent, who will have some type of flashlight, and may well have placed reflective strips into their kids costumes. Kids should be out with other kids of their own age along with a responsible designated trick or treater. Craig Rutman recently wrote a blog about Carving a Pumpkin, Realtor style. Missing from his post was the critical selection process of picking a pumpkin and then the carving. With this in mind, we went through the full process, this past Sunday with grandson Raphael in charge We went over to the Pumpkin Patch in the parking lot of St Anthony's Church here in Prospect Ct. There was a wide selection to pick from and it's for a good cause, to fund Mission Hope, which helps the needy people here in Prospect who have fallen on hard times. October 23 was the date for the Prospect Ct Pumpkin Festival. This year the festivities were expanded and the change in venue led to an enthusiastic crowd and much larger display of contestants.     All the entries were judged according to the grade levels of the owners, which made for not only more winners but fiercer competition. There were well over 350 entries set out over 18 bleachers around the town green. Judging would have been fierce.   Set up on a corner of the green was a hay maze for the younger kids. I chose not to enter for fear of getting lost, maybe next year.           As you can see, some of the entries were quite creative, and it was sure to be a fun time for everyone that entered. Third Quarter Real Estate Market Update for Prospect Ct The Real Estate market activity for Prospect Ct has made an adjustment from the previous year and also a fall back from the activity of the first 6 months of the year. For the first 6 months of 2010, the market sales or absorption rate was slightly more than 6 sales per month, with an average sales value of $282,900 and average days on market of 109. For the months of July, August and September, the absorption rate was 6 sales per month with an average sales price of $299,700 and average days on market of 98 days. By comparison, for calendar year 2009, the absorption rate was just over 6 sales per month, with an average sales price of $267,550 and average days on market of 86. The name of the game in real estate is and always has been location, location, location. This I am finding out also applies to mother nature as well. As I looked out to the street this morning, I was pleasantly surprised to see how little work I need to do on the lawn so far this fall. The winds seem to blow in just the right direction on our street. My neighbors across the street can't say the same. There will be a justice, however, as I have oak trees through the back yard, and they hold their leaves for a long time. At least for now, I can focus on other things.   FORE!!

In a corner of our yard still blooms a bit of color and not on the trees. There are a row of dwarf rose bushes, Meiderlander roses. They usually bloom through the summer and come in a variety of colors. Every fall there's at least one bush that must draw the short straw and blooms late, but definitely blooms proud. We've already had a hard frost, but this bloom just insists on staying around a bit longer. It may well be a contest between the rose and the mums. Either way we have the colors to enjoy.
